Mid-segment ruled 2020, will continue the run in 2021

Unlike expectations, 2020 turned out to be a fair year for the real estate sector as it negated the highly detrimental predictions. In the end, the year witnessed a sale of around Rs 90,000 crore in the first three quarters in seven major cities as against around Rs 1,50,000 crore in the same period in 2019. The maximum sale was achieved in the mid-segment as the price range below Rs 70 lakh was in maximum demand during the year. The ease-out in home loan interest rates triggered the much-needed revival, which is expected to improve further in the coming year.

Though the year saw a decline in sales by almost 40-45% compared to the previous year, it has to be seen in light of the economic crisis arising from the global pandemic. Mohit Goel, CEO, Omaxe Ltd., says, “The overhang of subdued demand from last quarter of 2019 continued into 2020, and with the COVID-19 pandemic induced lockdown in March, the sector went from bad to worse. The migration of labours and disruption in the supply of raw materials saw a stoppage in construction activities. On the back of government stimulus and RBI’s liquidity measures, there was some uptick in demand post the partial opening of the economy.”

Nevertheless, the positives that have emerged from the COVID-19 crisis will form the cornerstone of the coming decades of growth in the real estate sector and overall Indian economy, Goel adds. Talking about the year ahead, he says, “The increased investment in infrastructure development by governments and businesses in developing tier 2/3 cities as centres of economic activity along with increased consumer spending and activity will write the story of growth, employment and opportunities in the coming decades in India.”

Majorly driven by the mid-segment, major cities’ housing sales value saw a significant jump over pre-COVID-19 levels. Chennai saw almost 3.5 times jump in Q3 2020, NCR recording a jump of more than 150%, Hyderabad went up by 152%, MMR witnessed an increase of 145% over the previous quarter, Pune saw 125% increase, Kolkata witnessed 121% jump, and Bangalore saw an increase of 81%. Throwing light on 2020, Ankit Kansal, Co-Founder & MD, 360 Realtors, says, “As the Black Swain event spread like wildfire, markets started staggering, with a drastic slowdown in sales. The industry showed some limited manoeuvring with embracing the digital medium. The repo rate cuts and liquidity infusion by the government were also helpful as it reduced home loan rates. The developer fraternity also introduced attractive payment plans to arrest any steep decline in sentiments. Once the lockdown was suspended, markets started reviving, despite a slowdown in business activities weighing on the overall economy. Finally, in the last quarter, the previous year’s growth numbers were restored, and the industry reached near normalcy. The euphoria that started with the festive season should lead up to year-end, clocking a 75-85% quarterly growth in sales.”

Though starting with challenging times, 2020 is ending with many positives for the real estate sector. This is the year when home loan interest rates got reduced to a 15-year low, and steps were announced to help stuck projects and liquidity issues, says Vimal Monga, Vice President of Sales & Leasing (commercial), TDI Infratech Ltd, adding that “The year also witnessed the movement of people towards tier II and III cities, thereby increasing the scope of real estate far and wide. The coming year will see an increasing demand owing to the people’s likeness for gated communities post-COVID-19. In 2021, we will also see interest in well-planned commercial developments as the requirement of malls and office spaces will go up.”

Saying that the reverse migration among the working professionals from metros and NRI’s lead to increase in demand of property in Tier II and tier III cities, Raman Gupta, Director (Branding and construction), GBP Group, adds, “When it comes to analyzing the northern region, Tricity and its peripheries witnessed an upsurge laying the foundation for a market that is going to grow exponentially from here. The year 2021 promises favourable returns, as people’s lifestyle will change drastically after overcoming the pandemic effects. Residential spaces that promise holistic living, unique amenities, an ideal location would become the epitome of an ideal home. We will be witnessing a wave of tech-based innovations, apart from the construction technologies which will be evolving the traditional sector of real estate further.”

Drawing conclusion from the renewed interest of buyers in 2020, Ashok Gupta, CMD, Ajnara India, says, “The buyers in NCR are likely to see more number of housing units hitting the market in 2021. Around 6 lakh units were launched in the region from 2013 to 2020, and only 30 per cent have been completed till now. With the focus of developers in NCR on project delivery, many mid-segment units will be up for grab. The market in 2021 definitely looks promising as the measures taken by the Government to boost buyer sentiment will start showing result starting from Q1 2021.”

THE GUARDIANS REAL ESTATE ADVISORY’S REVENUE JUMPS TWO FOLD TO RS. 65.35 CRORES, TARGETS OVER RS. 100 CRORE BY END OF FISCAL!

Leading, non-broking,real estate consulting firm, The Guardians Real Estate Advisory which solely focuses on the mandated broking business has posted its highest ever revenue growth of 146%, Y-o-Y, at Rs.65.35 crores for the first three quarters of FY21. The Mumbai based firm has reported sales of 2113 homes and 117 offices with a cumulative value of Rs.3687 crores across it’s mandated projects, in the same duration. A 114% growth in sales Y-o-Y, The Guardians Real Estate Advisory also witnessed a 29.5% growth in sales and a 118% growth in its revenue Q-o-Q.

The residential team of the firm booked sales of Rs.3511 crores between Apr-Dec 2020. The residential arm had previously locked revenue of Rs.19.66 crores and sales of Rs.1378 crores for the corresponding nine months of FY19-20.

Speaking on the occasion Mr. Kaushal Agarwal, Chairman, The Guardians Real Estate Advisory said, “We have successfully transformed ourselves from being an entity that was primarily known for its work in the mid-income housing segment to an unrivalled player in the luxury home segment, too. Over the past 9 months, 48% of our sales and corresponding income has come from homes that cost upwards of Rs.2 crores. The temporary reduction in stamp duty charges in the MMR has helped us improve our turnaround time. At a luxury residential project with a minimum buy-in price of Rs.3 crores, called BeauMonte, developed by Sheth Creators and located in the SoBo-Central region of Mumbai, we have been able to lock sales worth Rs.328 crores within a fortnight.”

For the last quarter of FY21, The Guardians Real Estate Advisory has a pipeline of 11 residential and 2 commercial projects with a cumulative sales value of Rs.3150 crores. The firm intends to sell a minimum of 75-80% of inventory at these projects, as has more or less been the unrivalled and unchanged performance of the entity since it began operations in the year 2016. The firm has since its inception, followed a low cost remuneration structure with increased focus on incentives linked to sales. It is this approach that helped the firm break even from the very first year. With a sales forecast of Rs.2362-2520 crores for Q4, the firm is on its way to report an unprecedented growth of 154% Y-o-Y for Fiscal year 20-21.

Mr. Agarwal added, “Our commitment to sell 80% of all inventory that is opened-for-sale in the market, for a given project, differentiates us in the marketplace. It is this commitment and commensurate performance that has helped us retain 99% of our clientele.”

The commercial arm of the company has separately bagged projects worth Rs.1176 crores, which it intends to launch over the next 12 months. The commercial arm has managed sales of Rs. 175 crores over the past three quarters with receivable income of Rs.3.8 crores. The same in the corresponding period for FY20 was Rs. 342 crores and Rs.7.54 crores respectively.

The firm has successfully closed upwards of 80% sales at some of the luxury and mid-income projects it launched post the lockdown. This includes Sunteck Signia High, Sheth BeauMonte, Auris Serenity by Sheth-Transcon, 34 PARK ESTATE being developed by Chandak Group, Dynamix Avanya and Paradigm Antalya.

“While ready-to-move-in luxury homes were doing well in the period between Jun-Sep, the demand grew drastically across all residential segments in Q3. The same included the under-construction luxury homes segment too as a result of the reduction in stamp duty charges announced by the state government of Maharashtra, reversal of salary-cuts by organisations and reduction in lending rates by commercial banks. In the year 2021, we foresee the affordable housing segment bouncing back to the pre-Covid levels once the local train service is resumed in the Mumbai Metropolitan Region. This segment should cover-up for all the volumes that will be lost in the luxury residential segment going forward.” he added.

The firm plans to expand into regions like Pune and Bengaluru by the end of FY 22. The Guardians Real Estate Advisory that started with a team of just 6 people four years back currently employs 487 professionals in the MMR and consults many luxury projects across the length and breadth of the region. Its clientele includes the likes of The Wadhwa Group, Sunteck, Kanakia, Sheth Creators, Chandak Group, Avighna, MICL, etc. The advisory is known to offer end-to-end services to its clients, from product planning to final customer registrations.

Danish Akhtar as Hanuman in & TV’s Santoshi Maa Sunaye Vrat Kathayein

Danish Akhtar, who has portrayed Lord Hanuman’s role three times before, is all set to do it again in &TV’s Santoshi Maa Sunaye Vrat Kathayein. The flamboyant hunk from Bihar has made a name for himself in the television industry, primarily in the mythological genre. Talking about his entry, Danish Akhtar says, “Hanuman Ji is soon going to land on earth to protect Swati (Tanvi Dogra) from Devesh’s (Dhiraj Rai) fury, much like how Hanuman Ji saved Sita from the mighty Ravan. “With many twists and turns in store, now with Devesh’s entry, the viewers will see a high-voltage drama with Swati’s memory loss and subsequent marriage. Swati subconsciously utters Indresh’s (Ashish Kadian) name with a slight memory relapse during the Mehandi ceremony, which infuriates Devesh. His temper soars, and he slaps Swati. Santoshi Maa (Gracy Singh) is equally helpless and furious and asks Lord Hanuman to help her bhakt, Swati in Dharti Lok. The former wrestler-turned-actor is thrilled about Hanuman’s role and talking about it; he further shares, “Hanuman will make an entry, on behest of Santoshi Maa, to help Swati under Maa‘s guidance. I am sure the audience will once again enjoy watching me in this avatar. In a way, I have excelled this role and now looking forward to yet another portrayal with great enthusiasm. It has been a pleasure shooting with Gracy Ji, Tanvi and other cast members. Although it is not a very lengthy role but an impactful one. How will Hanuman Ji come to Swati’s rescue and assist Santoshi Maa in accomplishing the task to protect her ardent bhakt from the clutches of Asur Rani Paulomi (Sara Khan) and Devesh?

Hyderabad takes on Chennaiyin FC in first game of 2021

Panaji, Goa: After a run of unlucky results, Hyderabad FC is back in action, when they face Chennaiyin FC at the GMC Stadium in Bambolim, on Monday night. Playing their first of seven games in the month of January, Hyderabad, which is currently eighth in the standings, is likely to put in a stronger performance in this game, to move closer to the top-4 spots.

Chennaiyin, who are seventh in the league table, just a point above Hyderabad, have been in decent form lately. They are unbeaten in the last four games heading into this clash and will pose a strong challenge on Monday.

“Chennai have a really brave coach and are a dangerous side, with a lot of quality players all around the field. I was really impressed by their performance in the first half against FC Goa and I am sure they will be a tough side to play against, tomorrow,” said Manolo, speaking about the game ahead.

Csaba Laszlo has a strong squad at his disposal. He could miss the services of Rafael Crivellaro who is doubtful for Monday. But the manager has a good mix of Indian talent and foreign experience to choose from.

Lallianzuala Chhangte, Eli Sabia, Enes Sipovic, Anirudh Thapa and Jakub Sylvestr have all played a crucial role in the recent results for Chennaiyin and could be the danger men for Hyderabad in this game. The return of Esma Goncalves (Isma) will also provide the coach with some options for his starting XI.

“Like a couple of other teams in the ISL this season, I think Chennaiyin deserve more points than they have on the league table. They have a strong attack and are dangerous in set-piece with the likes of Sabia, Sipovic, Deepak Tangri and Memo ready to cause problems to the opponents,” said, the HFC Head Coach.

Manolo Marquez, on the other hand, has players returning from injury. The HFC Head Coach is yet to name a Starting XI with five overseas players since the second-round clash against Bengaluru, but against Chennaiyin, he does have an option to start up to five of them and we will have to wait to see how he sets up his side.

The likes of Joel Chianese and Lluis Sastre played a half each against FC Goa in the last game while Fran Sandaza has looked lively, coming off the bench in the last two games. With the additions of these players, Hyderabad will aim for a stronger performance against their South Indian neighbors.

However, Manolo revealed that two of HFC’s players may yet miss the game on Monday. “Nikhil (Poojary) is not ready to play. Liston (Colaco) can play, but he is not 100% and we need to assess the risks involved in playing him, before we can include him in the squad,” he said.

With both teams just a couple of good results away from breaking into the top-4, this game is a real chance for either side to not only start the new year with a positive result but to make sure that they can push for qualification, come the end of the season.

“Football is an unpredictable game. Yes, things did not go our way in the last few games. So, maybe there will be a few tactical changes against Chennaiyin,” said Manolo, when asked about his side’s preparations for this game.

The game kicks off at 7:30 pm on Monday and will be telecasted live on the Star Sports Network with live streaming on Disney+ Hotstar and JioTV.

Motivation behind curating the Festival “Unbound Beats of India” and its future

By Padmashree and SNA Awardee Smt. Ranjana Gauhar

As I was myself an upcoming artist and struggling to make a place and space for myself in the field of Odissi Dance and at large Indian Classical Dance, I found that there were no platforms for people in the young established category.

Everyone thought that we were too young or they thought only senior dancers attract audiences and therefore the upcoming artists were completely neglected.  It was so rare to get a festival or platform that would project the young dancers who had all the energy, all the enthusiasm, commitment, and dedication. But nowhere could they showcase their work, their art and that was very disheartening and extremely heartbreaking.

I had suffered that and therefore when I came to a certain level in my art – a certain level of achievement, I decided I must create a space for the younger dancers who are little above the upcoming who are slightly established who have a lot of talent, dedication who have learned seriously this art.

Ranjana Gauhar
Padmashree and SNA Awardee Smt. Ranjana Gauhar

We must encourage them and we must create a space for them and give them a platform so that they can showcase their talent. That is how I started this festival in 2007 and it was so successful and so well received by the people, the audience and the dancers, they gave a lot of support and they were ready to co-operate as they found a place whereby they have the freedom to do whatever they wanted to do as artists and they can unfold and unleash their energies and talent.

So that gave me a further boost, the media took a very good note of this festival, the dancers the artists all took note of the festival and I decided we will continue this and we did. In between, we took a break from the festival but that didn’t stop it, we are back at it for the last several years again and it is continuing with the support of the artists, the young dancers- their cooperation and of course a certain amount of vision on the part of UTSAV and myself in continuing this festival.

That was the motivation behind the festival we should encourage, we should create platforms for the younger dancers. So Unbound Beats of India as a festival was created and it is doing well and a very sought-after festival by young dancers who send their bio-datas much in advance and there is such a long list of artists who want to participate in it. We are trying to accommodate as many as we can from all over India.

This year, of course, we had the limitation due to the pandemic we could not invite artists from out of Delhi, but never the less we found some beautiful dancers rather I would say Gems in their specialise art forms and we have a very good collection of artists of the younger generation this year.

As far as the future plans are concerned, I feel that since this festival is by the young dancers for the young dancers then why shouldn’t the younger dancers also take more active participation in organising it and executing it. So I have given a lot of responsibility to my own students who are connected with it who are taking a lot of initiative especially Vinod Kevin Bachan he is doing a lot of hard work and taking the initiative to take this forward. It is kind of training for them also and it is an insight into how to take it forward and then to have a vision of making their own festival someday, I am sure they will. I am mentoring these young dancers and training them to handle, execute, coordinate, and ensuring that this festival works out successfully with a lot of joy and happiness. The ultimate plan is that I will pass it on to the younger generation and that they should take it forward.

The sacrifice of four Sahibzadas should be included in the curriculum: CM

Lucknow: Revering about the supreme sacrifice of the sikh community in protecting the Hindu religion and the country, Uttar Pradesh Chief Minister Yogi Adityanath has said that the sacrifice of the four sons of Guru Gobind Singh Ji will be an inspiration for the coming generations as they sacrificed themselves to protect the Hindu religion and our country.

The CM, who was speaking on the occasion of `Sahibzada Diwas’ that was being observed at his official residence on Sunday, said “The Khalsa Panth has played a stellar role  to protect the Hindu religion and the country and our present and the coming generations should be told that our religion and the country is safe because of the Khalsa Panth.”

He also said that the narrative of their sacrifice should be made a part of the curriculum and so that the students can take inspiration from it and contribute for nation building. The sacrifice of Baba Ajit Singh, Baba Jujhar Singh, Baba Jorawar Singh and Baba Fateh Singh is something needed to be known to all, he added.

“I suggest the Education Minister to include this into the curriculum. We celebrate Sahibzada Diwas on December 27, but I feel that this day is actually the children’s day as the Sahibzadas made the supreme sacrifice at such a tender age,” he said.

The day should be celebrated in schools as a festival and debates and various programmes should be held as a mark of respect to the Sahibzadas which, in turn, will inspire them. December was known for Christmas, now it will be known for Sahibzada Divas, CM Yogi asserted.

During the period when the foreign invaders attacked India, the Khalsa Panth stood for defending the country and the Hindu religion. Guru Teg Bahadur’s sacrifice in Delhi helped in protecting the Hindus in Kashmir. When the foreign invaders’ sole motive was to end India’s glory and crush our religion (Hindu), then Guru Nanak Dev started his campaign to protest us through ‘Bhakti mein Shakti (devotion), pointed out the CM.

“The state government is identifying all the places related to Guru Nanak Dev and there beautification work is also being carried out on priority. There is no doubt that Guru Gobind Singh descended to protect the Hindu religion and he himself scripted everything in his biography and has given it to us,” Yogi said.
Speaking on the occasion, Parvinder Singh, the member of state minority commission said that “It is for the first time that Sahibzada Divas is being celebrated at the residence of the CM which used to have only Iftaar parties in the past.’’

Last year also, the 550th Sankirtan Yatra of Guru Nanak Dev Ji was taken out from the official residence and Guru Parv was celebrated.

Earlier, the Chief Minister donned the traditional Sikh attire while paying regards to the Sikh Gurus. The school kids rendered the Gurbani Keertan under the auspices of Gurudwara Alamabgh, Lucknow.
