Super-Women: Women leaders from different industries share their view on the challenges faced by a woman today

Women have suffered long in the past but luckily we are living in an age where women are being given equal rights and freedom. Though women have largely taken to the primary branches of the profession and sports, they still face more challenges and some unconventional fields are yet to become ‘women-friendly’ from ‘male-dominated’. Today to achieve success and fulfill their dreams, women go the extra mile to become super women by going against the predefined norms and following their passion. From rural women going extra miles to provide for the family when there is no support from male counterparts, unequal pay scale or lesser opportunities at the workplace or women entrepreneurs balancing personal and professional life are some of the major topics that need to be worked upon. Below are the quotes from women leaders addressing these issues-

Surbhi Gupta – Sr. Manager – HR, E5 Infrastructure Pvt. Ltd-

“The acceptance of working from remote areas has made a paradigm shift, leading to managing cross-diversity within the organization. With the rise in awareness, initiating a conducive environment becomes imperative as an ‘HR leader’. As a POSH trainer, my part of learning has delved into dig-deeper issues that could help to create a balanced, flexible, and emotionally understandable environment to work for Gender. Though staying at home, has physically abstained from the Learning & Development exercises, mock drills, yet experiencing a new age virtual conducive meetings, enabling to get an individual to be trained on small yet leadership- skill-based learning programs. Gender exclusivity, conclusiveness has far most encouraged me to take upon all over challenges and to bring into adoption, while following the steps to the leadership role. As an HR-leader, it becomes my responsibility and it’s my privilege to work in the space given to me with a vast expanse on Gender balance, equal recognition, work-life-balance, stringent yet flexible working hours, reducing stress, and giving importance to the outcomes that could drive a healthy & conclusive work environment. Agility, Endurance & Adaptability are the key mantras of my life & help which has always helped me in maintaining my calmness & smile on my face in most challenging situations.”

Shabnum Khan, Founder, 750ad Healthcare & Mandrake Mydia-

“If you look at the bigger picture, there have been improvements in the social parameters in the country, but that does not imply on the economic acceleration and development of women. If you look at the urban lifestyle, women may have been able to fight for their equality at the workplace in terms of work acquisition, promotions and establishing their stance in the tech space. However, this reflects for only 50% of the urban women, the others remain under the pressure of developing a healthy work-life balance and also proving it to the society to be the so called “ideal” wife, mother and daughter-in-law. On the other hand, the rural women have also been revolutionary on their part and taken it upon themselves in situations when the male counterpart was unable to provide for the family or in case of scarcity but the questions around entrepreneurial dreams and the urge to be self-reliant amongst rural women still seems buried under the heavy load of societal pressure and responsibilities. So, I believe we still have miles to go before we even begin to say that all women amongst themselves are treated equally, rest alone the thought of gender equality. India is a vast country with people of different beliefs and hence the focus should not be on creating gender equality but more on the concept of “what women want” i.e., the freedom to take their professional and personal life decisions.”

Mrs. Anu Khanna, Director, Gem Selections & Khanna Gems Group-

Women in the entrepreneurship sector may thrive but at the same time also have to survive through the hardships of maintaining the balance between personal and professional life. Women in India continuously strive to prove their potential due to the lack of confidence towards them. Gender equality at the workplace may have gained some momentum in the urban cities but is a far fetched reality for the women in rural India. When it comes to support at workplace, equal partnership in terms of work is still an evolving concept. It would not be wrong to say that several boards and management teams even today are all-male. In the coming times we do hope that the entrepreneurship ecosystem evolves towards a more women centric approach.

Being Covid-compliant helped Fintech startups to grow during the pandemic: Risers Accelerator

New Delhi: According to a study conducted by the expert panel at Risers Accelerator, a conglomerate of India’s top entrepreneurs established to empower startups, fintech startups have performed brilliantly amid the pandemic – a time when most of the sectors suffered quite a bit. The panel at Risers Accelerator noticed that among all the requests it received from startups from different sectors for support, nearly 45% were from fintech startups.

According to a study conducted by NASSCOM in May of 2020, more than 70% of the startups had less than three months of cash runway. It piques one’s curiosity as to how the fintech sector managed to not only survive but grow tremendously amid such unfavorable circumstances.

Several reasons are being cited for this anomaly. Ever since the pandemic hit our shores, the entire country slipped into a financial crisis. Close to 12 crore Indians lost their jobs during the lockdown period and since a majority of our population has nothing in terms of savings, being out of a job meant being out of money. People needed small loans and they needed them to be disbursed quickly.

Since banks have a rather lengthy and often quite strict screening process, many people would have never got the loans. This is where India’s NBFCs (Non-Banking Financial Companies) came into the picture. With a relatively easy screening process, quick disbursals, and overall user-friendly attitude, fintech startups managed to support the population during the tough times.

Another major reason for the sudden upsurge in the fintech sector was a concerted push for contactless systems. People have become quite wary regarding touching the surfaces that may potentially be housing the dreaded Covid-9 strain.

Naturally, paper money changes hand many times over and is, therefore, an agent for transmission. Even WHO (World Health Organization) and RBI (Reserve Bank of India) have encouraged people to use contactless payments and rely more on digital methods. Moreover, fintech companies are also adept at offering digital banking services like e-applications, e-KYC, online approvals, and disbursals, etc. This helps people avoid face-to-face interactions.

Talking about the unexpected upsurge of the fintech sector, Rachit Chawla, Director, Finance and Technology, said, “Even though most of the sectors have suffered during the pandemic, it shouldn’t come as a surprise that the fintech sector has done better than the rest. While it hasn’t been Covid-resistant, it has been Covid-compliant”. Mr. Pravin Khandelwal, Director, Leadership & Motivation at Risers Accelerator further adds, “By leveraging the latest technologies that have been looming on the horizon, the sector has managed to offset the negative effects of the pandemic and has made banking and finance easier than ever. At Risers Accelerator, we are delighted to have received so many requests for support from fintech startups, and as always, we will do our best to ensure that they realize their full potential.”

Property management firms becoming vital part of real estate

By Mr. Samkit Jain, Director, Bullmen Realty

To resist change is to resist growth. The present times are such that real estate businesses are sticking to this motto and are constantly evolving into a more organized business with each passing day. This whole wave of  work at fast pace has paved the way for the new-age property management firms to become a vital part of the real estate business. However, as the contagion continues to make lapsed comebacks, people are more inclined on valuable assets that guarantee financial security in future, and real estate is emerging as the undeterred choice. However, the minute details of the process and complex paperwork involved might come across as overwhelming for many categories of buyers. This is where property management firms havea major role to play. These firms are playing an important role now; they are much more than the mediators between buyer and seller, handling multiple verticals from rentals, background verification and maintenance to loan management.

Real estate demand in metro cities is witnessing a boom due to the multiplicity of different kinds of industries, MNCs, small-scale businesses, and home-grown brands. We also have NRIs looking at India as a perfect destination for investment due to fairly high capital appreciation. As there is a plethora of properties available, there needs to be a mediator to evaluate such properties for the buyers. The major concern for buyers remains the same and that is the hassle to do business with genuine realtors in the sector, as they do not have a thorough understanding of the market. The introduction of RERA has brought a great deal of accountability, but still it is extremely important to remain cautious with such heavy transactions.

These firms give buyers assurance in terms of maintenance of properties, timely rental incomes, and background verification for their tenants. Property management firms also aid them in identifying the factors that may lead to the depreciation in their properties’ value and guide them towards safeguarding and making their property habitable as per the market value. Buyers and investors are willing to join hands with a property management firm that has a seasoned set of professionals and is experienced in specific micro markets. The additional advantage such firms have over local brokers is delivering services in an end-to-end online mode, readily accessible and updated in real time by their technical team. These firms also adopt digital marketing strategies, which expedites the process of property deals. Analytical research for each region is conducted at regular intervals to give owners the appropriate price/rental value of their property.

All of these tasks which need  market sensibility, a dedicated time frame, and the right networking, make property management firms a crucial part of the real estate business, as they help the owners, developers fraternity do away with their unsold inventory at the right prices.

GBP Group announces 500 plots in Mohali with investment of Rs 100 crore

Chandigarh: GBP Group, one of the top builders in Punjab, announced residential plots at GBP Smart City in Mohali. Spread over 23 acres, the project will have 500 plots ranging from 80 sq yard to 137 sq yards and are priced at 17,990 per sq yard. Located at NH 205-A, near upcoming Aerocity extension, Mohali, the cost of the project is Rs 100 crore, which will be sourced through promoter funding and bank loan.

It presents an opportune time for end-users looking to invest in affordable housing. As the price points offered here are on an average INR 50,000 per sq yard in Aerocity, while the plots offered by GBP Group are being offered at a competitive price of 17,990 per sq. yard. Talking about the important characteristics of plotted developments, Mr. Raman Gupta, Director, Branding & Construction, GBP Group, says, “Plots in integrated townships offer the best of both worlds – an independent dwelling unit and the benefits of community living. Having one’s own independent house is an aspiration for most Indians despite the recent increase in multi-storied developments. Also, over a period of time, plotted developments by reputed builders tend to yield better returns”.

The plots are in proximity to Airport Chowk, the center of bustling activities and a prominent four-lane expressway is under-construction which will be fully-functional in a year; Kharar-Ambala has all the requisites to have a fine livability quotient. IT City and Aerocity being the two ambitious commercial projects will be providing the residents with an array of options in retail, entertainment and recreation. The regular upsurge of real estate developments has further laid to the establishment of Aeretropolis, a project by GMADA with 5500 acres of land that is going to be having 20,000 residential plots. Ashoka University, Amity University are the two upcoming premier educational institutions while Chandigarh and Chitkara University, the already established esteemed educational institutions of Tricity region are a 8-minute drive away from the project.

Overall, the Group is planning to launch five new projects this year, two commercial and three residential, in areas like Peer Muchalla, Airport Road, New Chandigarh, Derabassi, and Mohali extension. To be developed with an investment of more than Rs 2350 crore, the projects will comprise approximately 2000 plots, 1500 residential floor units, and 10,000 sq. ft of commercial area.

With the movement of people to Tier II and III cities in the aftermath of COVID-19, this age-old demand for plots & floors has come back to the real estate market. The flexibility offered by plotted developments and the high appreciation is attracting real estate buyers to choose these options. People have started realizing the importance of healthy living, immunity and are falling back on many age-old social norms, including living life king size where you have space to go through daily chores with ease. The demand for projects that provide less cluttered living is increasing. Buyers are going for housing societies, townships, or projects that provide stores of basic necessities inside the project. People stuck in apartments were missing freedom, and the plotted development is the solution for all their needs. There is an emergence of shifting to large spaces, and we see it in the number of inquiries,” says Mr. Gupta.

The future of Interior design industry – A paradigm shift in 2021

By – Mr. Vipul Solanki, Director, NAFDI – School of Interior Design

The design challenges of the 21st century manifest itself unambiguously in the halls of design schools, where the Generation Z is coming of age. The pandemic has mutated everything for the global populace. Its impact has compelled people in every industry to arch and evolve in real-time. The very ways in which we live, work, learn, and even design have altered dramatically during the days of the crisis. In many ways, the fluctuations are here to stay. The interior design industry is nothing but leading the gateway for change by embracing the salient issues of the day. Right from where technology fits into contemporary curriculums and how students are finding their place in the professional world to novel ways of comprehending about diversity in interior design programs have been rethinking their roles. For educators and students pursuing interior design, there is a need of envisaging new design education approaches.

The below mentioned futuristic trends heralda paradigm shift in the domain of design education in the country:

Industry’s macro-vision and co-creation skills: Theindustry’s present scene necessitates budding students and freshers to emphasize on “how to do it”, rather than “what to do”. Comprehending this process and being proficient of networking with the right people and experts will help offer a sea of exposure to students. This set of skills will reinforce the co-creative capabilityrequired for a designer. To enable designers to build sturdy structures alongside forging strong relationships, the industry must focus on specialization and fragmentation of knowledge. By adapting to the formation of collectives and the process of collaboration, the sector of interior design education can help students in sharing spaces, facilities and ideas all under one roof.

VR as a social experience: Virtual reality is integrally immersive and hence is suited to design representations. A multitude of web platforms facilitates users with a dual experience, wherein they can get access to three-dimensional environments from their desktops as well as with their VR goggles. In case of a design studio, this technological application presents an exciting opportunity enabling students to network in the spaces they have planned in real-time.

Hybrid learning reinventing design education:Blended learning combines the best of face-to-face and online experiences to produce improved learning outcomes. Its potential for change is huge in transformingthefoundation of architectural education, be it in various design disciplines like industrial and interior design, architecture or planning. Following a hybrid approach to learning will facilitate in creating a learner centred experience that is tailored, relevant, and engaging. Through this way educational skills can be augmented by lending student centred approaches to meet the diverse pedagogical requirements of learners.

3D scanning lending a flip to the traditional classroom: This technology has become accessible over the past few years. Scans are an instant way to intercede between physical and simulated environments, enabling students to scan architectural and design models and environments. The choice of uploading these models to the web lends another level of interactivity and share ability. For instance, these models can be viewed on the web, in VR or unified into real-time game engines.

Chart your career creatively: Considering the educational needs of the post-pandemic era, any run-of-the-mill interior design programme won’t make the cut for students. A course that comprisesof cutting-edge perspectives that is savvy to the changing paradigms will be more sought-after.The interior design courses offer a 360-degree shift in public and private design spaces enabling graduates to choose from a plethora of opportunities in the professional market. These consist of roles such as: interior architect, design educator, independent researcher, product designer, sustainable interiors consultant and landscape designer to name a few.Design entrepreneurs are required to apply rigorous R&D processes that encompassdetailed market and user research. Right from budding entrepreneurs to large MNCs, interior design has nowbecome a key part of the way businesses are being performed.

Working in amalgamation with the other edifices, the world, of interior design education can truly be a game-changer in the edification domain.

Mumbai’s western suburbs prove to be an attractive realty hotspot

The changing landscape of the Mumbai Metropolitan Region has ensured the rise of prime residential hotspots and one such area that has undergone transformation in terms of infrastructure development over the years and emerged as a great investment avenue is the north corridor of Mumbai’s western suburbs. A spurt in demand of residential projects from Malad to Dahisar has garnered increased enquiries from homebuyers due to excellent social infrastructure and improved connectivity.

Commenting from the investment point of view, Mr. Bhushan Nemlekar, Director, Sumit Woods Ltd. said, “This belt in the Western suburbs fulfils the expectations of homebuyers of all categories with its wide range of options for residential properties. The area is all set to witness more developments for providing a world-class living experience for its citizens. The property prices too are expected to increase once the Metro connectivity commences. The investors too are looking up to this booming marketplace for safeguarding healthy returns.”

The Government is focusing on a number of projects to develop infrastructure across the MMR. Mumbai Metro Line 2 and Line 7 are soon set to improve the region’s connectivity manifold. Line 7 will connect Dahisar East to Andheri East which is one of the prominent business districts in Mumbai. Line 2A will connect Dahisar to DN Nagar in Andheri West and a further extension of this Line 2B will connect DN Nagar to Mankhurd. This will make it a breeze to travel from the north corridor to the Western and Eastern Suburbs of Mumbai. The upcoming Coastal Road planned between Nariman Point and Kandivali along with the Metro connectivity is touted to enhance the connectivity nexus and real estate prospects around the north corridor of Mumbai’s western suburbs.

Commenting on the advantage of western suburbs, Mr. Bhasker Jain, Head Sales, Marketing & CRM, The Wadhwa Group says, “The area has witnessed rapid development in the last two decades both in terms of residential growth and population. This is fairly evident with several large residential pockets coming up in recent years. The north corridor of the western suburbs has drastically evolved with the help of infrastructure reforms and demand driven by the homebuyers. The upcoming Metro lines and the easy access to the Western Express Highway will be going to be a game-changer for this location in terms of driving demand. Also, its proximity to commercial centres and the upsurge in new projects with modern lifestyles & amenities continues to generate interest amongst the prospective residential buyers.”

Over the years, the belt has witnessed rapid development of social and physical infrastructure consequently the demand for residential properties in the area has also thrived. Apart from being close to nature, it has access to some of the finest social infrastructural facilities such as reputed schools, colleges, health facilities, shopping malls and ample entertainment options. Although affordability highlights the residential market of this region, the demand for premium housing has also seen an upsurge in recent years. Also, it is noticed that many corporates have moved towards the suburbs to places like Bandra, Andheri, Goregaon, Malad, etc. Therefore the extended western suburb stretch is quickly becoming a sought-after place for employees to shift base too. High-rise apartments and integrated townships are growing in large numbers. Thus, house buyers of Mumbai in search of spacious house have found an alternative destination in this pocket of MMR.

Commenting on the locality, Mr. Himanshu Jain – VP-Sales, Marketing & CRM, Satellite Developers Private Limited said, “The western suburb of Mumbai is becoming an epicenter of realty transactions, both for end-users and investors. Called as the suburb with innumerable opportunities, it boasts everything from connectivity to social infrastructure to an urban lifestyle that is driving both end-users and the developers equally to it. With so much infrastructure development coming in this area, it definitely promises to be a safe bet for your real estate investments.”

The western corridor from Kandivali to Mira Road also has numerous location advantages such as it is linked to Mumbai via the Western Express Highway and the suburban rail network; to Thane, Bhiwandi and Kalyan via Ghodbunder Road and to areas in Gujarat via the Mumbai-Ahmedabad Highway. The domestic and international airport is also 30 minutes drive from this region.

Due to its superior connectivity and so much to offer, the real estate market in this region is poised to grow by leaps and bounds in the near future. More builders are now catering to the rising demand in the region and spurting the growth and increasing the buying options for buyers.

Why should Pune be the top choice for your dream affordable home?

By Ankit Goel, Director, Goel Ganga Developments

Whenever any person dreams about buying a home, the first thing that comes to mind is – will that be affordable and the price of the flat fall within my budget? That’s why affordable housing is a buzz word and has gained immense momentum in the past few years. One of the biggest reasons behind such an unprecedented push to affordable housing is the focus on real estate policies by the Modi government. Further, this Union Budget brought some additional relief to homebuyers in terms of affordable housing as Union Finance Minister Nirmala Sitharaman provided the much-required succour to the affordable housing segment.

Affordable housing as of now basically means homes costing up to Rs. 45 lakh.

Now, with the push, the affordable housing segment is expected to flourish in Pune too and in a big way. Pune, the second largest city of Maharastra and the eighth-most populous city in India, has many feathers already placed on its cap as the city has been ranked as the most livable city in India in various surveys.

Post Covid-19 pandemic, as India is bouncing back to its original real estate potential with many green shoots and positive signs in the realty market, this time is apt for homebuyers looking forward to the affordable housing segment. Property value in Pune is giving attractive returns to homebuyers. Also, even rental incomes are promising, if one is considering home buying as a part of investment strategy. Moreover, a considerable reduction in home loan interest rates has led to enhancement in affordability.

Moreover, the gradual appreciation of property prices in Pune is also a win-win for homebuyers and developers. Due to prestigious institutes, metro rail and even extension of Pune rapid transit system and one of the best environment in terms of cities are some of the added advantages if one chooses to buy a home in a vibrant city like Pune. In August 2020, Pune showed a big jump of 22 spots in Swachh Survekshan 2020 rankings and ranked 15th cleanest city in India.

Moreover, real estate players in Pune are known for delivering projects within the defined possession time frame. Realtors in Pune have a proven track record of giving possession on time under normal circumstances, and hence increasing the confidence of homebuyers to invest in Pune for their dream residential space under the affordable housing segment.

All these factors coming together make Pune one of the best cities to invest in and be in your dream home that too within a defined budget under affordable housing.
