WE HUB Held A Workshop For 85 Differently Abled Women To Spark Thoughts On World Disability Day

Hyderabad, 05 December 2022: WE HUB, Government of Telangana’s first and only state-led incubator to foster and promote women entrepreneurship, facilitated an exposure visit to 85 Women with Disabilities on account of World Disability Day. WE HUB designed the workshop to help initiate thought processes on women entrepreneurship. The women were encouraged to share any ideas they had that they might later develop into profitable business ventures at the end of the session.

The women also interacted with student innovators from WE Hub’s in-house program WE Alpha and other students of B. Vissam Raju Institute of Information and Technology Hyderabad (BVRITH), who showcased their prototypes on assistive technology. The prototypes included ST-AN-DE (Stress, Anxiety, Depression), Learning Videos, an Automatic Ventilator, Walk-Mate, Touch Me Not, Move Trash, Smart Stick, and Smart Shoe.

In her interaction with the women, Deepthi Ravula, CEO of WE HUB, said, “In the four years of WE Hub’s work, we have noticed that the number of women entering into technological entrepreneurship is minimal. This has prompted us to plan for a mechanism that addresses the critical need for women to develop their skills and mindsets, thereby creating a way to ensure gender parity. Entrepreneurship for persons with disabilities effectively reduces their unemployment rates and increases their competencies and social inclusion. Moreover, entrepreneurship is an effective way to introduce people with disabilities to self-employment opportunities so they can become self-sufficient and independent.

End‐users take over RE market; Sharp V‐shape festive recovery

Delhi, 5th December, 2022– A close look at this year’s festive trends in Delhi‐NCR indicate a sharp V‐shaped recovery for real estate in Delhi‐NCR. The post pandemic furious action in the recent festive season, coupled with steady post‐pandemic changes in the Delhi‐NCR market, clearly points to a great Real Estate (RE) resurgence that Delhi‐NCR region is readying for. On the back of largely three key developments (end‐user taking over the market, pandemic‐induced lifestyle changes and the sales numbers in the festive this year), the real estate market which has already touched the 2014 peak, is all set to emulate the early 90s and the 2004‐05 growth trajectory.

While the pre‐pandemic market saw investors playing a dominant role, post‐pandemic sentiment has brought back the change in the trend with the end‐users taking the grip over the market right back. The last time the region witnessed such end‐user dominance was in 2004‐05, when the ratio between end‐users and investors touched 90:10. Interestingly, prior to 2004‐05 period, such dominance was seen in early‐90s on the back of the economic reforms. All key parameters indicate that the grip of the end‐user is going to further strengthen over the next three-year period, and is well on its way to touching a 90:10 ratio. This means that the cyclical trend that kicked off on the back of a similar ratio in early 90s and 2004‐05 comes back into play, and is expected to drive a phenomenal growth, along the same lines. “The sharp V‐shaped recovery that Delhi‐NCR market is witnessing indicates good times ahead for Real Estate sector. The near‐total end‐user dominance in the RE market is going to once again kick‐off the aggressive, and very welcome, growth cycles seen in the past. The pandemic‐induced slow down seems to be a thing of the past and the Delhi‐NCR market seems to be readying to ride the tail‐winds on to a new high,” says Vishesh Prakash, R&R by RISE Infra.

The early indicators of a strong V‐shaped recovery are evident in the sales numbers that have happened during the current festive season. Nationally, the sector has breached the 2014 numbers when the top 7 cities sold around 3.4 lakh units; and is currently sitting at around 3.7 lakh units in the same markets. Delhi‐NCR has played a vital role in making this growth happen. Till festive, this year, the number stands at 51,864 units, and is expected to grow rapidly over the next few years. Delhi NCR saw a sale of over 50k units till Q3, up by 170 per cent as compared to the same period last year. Furthermore, Delhi NCR’s market sentiments in terms of demand that got padded up during the festive period, witnessed an increase in capital values of 5‐9 percent QoQ basis and 11‐16 percent on YoY basis in Q3.

The pandemic has also changed the profile of the end‐user. With concerns like work‐life balance, well‐being and changing world of work coming to the forefront for professionals and service class alike, there are newer concerns that are impacting the decision of home buyers now. This represents a major shift in the mind‐set of homebuyers, which is also largely responsible for the rapidly increasing numbers of end users deciding to buy or upgrade their homes, and thereby driving the growth.

1. Closer to workplace: Among those who are looking at resuming full time working from office, 68% of home buyers are using being close to the work place as an essential parameter to either buy their first home or upgrade their property.

2. Hybrid, work from home: 72% of those who are looking at a hybrid work arrangement going ahead, are looking at extra space at their home towards a dedicated workstation which affords them some level of privacy. This is both for first time home buyers and those looking to upgrade their existing home.

3. Wellness quotient driving decisions: 82% of home buyers today are looking at parameters that not only improve the family’s quality of life but also safeguards them against another pandemic‐like event in the near future. Some of these parameters include facilities like club house, swimming pool, walking tracks, sporting facilities, etc.

Skin and Hair challenges during winter

Winter is particularly a challenging time for skin and normal individuals and those with skin disorders face a difficult period. The prolonged chill with reduced humidity impairs our skin barrier function and leads to loss of water from skin that makes the skin dry, brittle and irritated. Winter is right around the corner and it means it is that time of the year that makes us deal with dull, dry, and pale skin, thanks to the cold. Perfect skin is always a challenge in the winter season. Itchy, dry, and generally unhappy-looking skin can all be because of the lack of external and internal nourishment.

Some of the common skin concerns during winters are Xeroxis, Ichthyosis, Eczemas, Atopic dermatitis, Psoriasis and all conditions with disorders of keratinization of skin face a particularly difficult situation.

Acne or pimple management needs a bit of altered treatment since some medications used for this condition further dries the skin and creates an irritated inflamed face. Anywhere between 30 to 50 % of these skin disorders running into a few hundred patients need specialized management of the condition with additional moisturizers and other medications.

A middle-aged patient with Nummular eczema presents to the skin department with multiple areas of itchy and dried skin areas with redness and the skin is inflamed and irritable. A young child diagnosed with atopic dermatitis also has what we call Flare up of the Dermatitis and comes with multiple areas of redness and irritation. An older patient aged 75 years also presents with sudden increasing dryness and irritation of skin with flakiness seen in the arms and body. All these cases represent the worsening of the condition across all age groups and so extra care during this period is needed. All cases need a good moisturizer and other medications mixed with these agents and proper adequate warm clothing is required provided pure cotton fabrics are used otherwise the other synthetic fabrics may irritate skin.

Hair fall is perennial and can happen throughout but during winter quite a group of people develop increased dandruff due to reduced humidity and untreated dandruff can cause itching, an unhealthy scalp and sometimes lead to hair fall which is mainly hair shaft breaks. Management for dandruff is good antifungal shampoos and other medications like oral antifungal in few severe cases. Hair falls due to other reasons like male pattern baldness and Telogen effluviyum also continue during this season and careful management with non-drying medicines and good oral supplements and balanced diet may be needed to balance the hair conditions.
