New Residential Launches surge by over 170% YOY in Q2 2022: Square Yards Report

Like the last quarter, the housing sector carried on with its unprecedented momentum in Q2 2022 and surprisingly outshined, even though it was under stress from external headwinds. As per Square Yards research, in Q2 2022, new residential launches saw a whopping 170% YoY rise, with the launch of >79,000 new housing units across the top six cities. Whereas the new launches in MMR, Pune, and Gurugram recorded a yearly rise of more than 250% (Q2 2022 Vs Q2 2021), the increase in new launch volumes was a significant 80% more in Bengaluru and Hyderabad as well.

The quarterly trends for new supply in Q2 2022 however varied to some extent as anticipated. Attributed to the surge in property prices and hike in lending rates, the new launches of housing units witnessed a small quarterly dip of 2% in Q2 2022. Further, only MMR and Gurugram saw a quarter-on-quarter rise of 16% and 12% respectively, while new launches in other top cities reverberated the same restrictive developers’ sentiments

Further, reverberating upbeat strong demand momentum, as observed in the previous quarter, in Q2 2022 also, MMR residential market put forth a strong footing with the launch of 30,000+ new residential units. Being only a select few key markets, MMR noted a quarter-on-quarter rise of 8% with respect to the new launches, indicating a positive stance of the developers’ community.

With interest rates in an upcycle and housing prices rising, this may act as a sentiment-disrupter for homebuyers for a short period of time. However, the rates are still on the lower side and with strong latent demand and buoyant consumer confidence, residential demand may see to continue to maintain its upward growth trajectory.

Demand-Supply dynamics and New Launches

• New project launches in the top six cities recorded a yearly rise of 171%, though a small dip in quarterly trends was witnessed. MMR once again contributed the highest share of 38%, followed by Pune which accounted for 21% of the total new launches.

• With a 38% share of the total online searches in Q2, 2022, MMR was the most searched city, followed closely by Hyderabad at 22%.

• Mid-segment properties in the budget bracket of Rs 30-60 Lakhs and Rs 60-100 Lakhs were the most searched by online property seekers in Q1, 2022.

•  Rooted in strong developers’ confidence, more than 43% supply of 3BHK configurations were noted in Bengaluru and Gurugram for Q2, 2022.

•  Interestingly, while mid segment properties continued to be the most preferred for homebuyers in Q2 2022 with 57% of the total demand share, the demand share of premium category residential units (units worth >Rs 1Crore) inched up by >10% as compared to Q1 2022.

• Plotted developments are once again on the cards with a 24% share of the total property searches across the top six cities. Cities namely Gurugram, Noida, and Pune lead the searches for plots, forming about >33% of the total property searches share in the respective cities.

• MMR leads the charts with >70,000 residential property transactions in H1 2022.
• This was followed by Pune which recorded 43,000+ residential transactions during H1 2022.

Specialists at AIMSR, perform a highly complex congenital open heart surgery on a 48 day old baby!

Hyderabad, September 19^th, 2022: Specialists at Apollo Institute of Medical Sciences and Research (AIMSR), Hyderabad, led by Dr. Sunil Swain, Chief Paediatric Cardio Vascular thoracic Surgeon, performed complex pediatric heart surgery on a 48-day-old male child, diagnosed with complex and multiple congenital heart defects, at a third of the cost incurred for this complex surgery. The baby had numerous congenital heart anomalies including d-TGA, VSD, ASD, PDA, and Single coronary artery, in which the two great arteries of the heart arise from opposite sides. It is a rare subset of heart defects, present in one in 3500 live births, if treated early these babies lead a normal life.

The team of specialists performed an Arterial switch along with ASD, VSD closure, and PDA ligation and division. A congenital open-heart surgery of this complexity was being performed for the first time by a medical college in the combined Telugu states of Telangana and Andhra Pradesh. The newly established Pediatric Cardiac and Cardiothoracic surgery department at AIMSR, with vastly experienced specialists, is treating highly critical pediatric heart ailments with outcomes on par with the best hospitals in the country and at a highly subsidized cost.

The baby was brought to the hospital’s emergency ward in a highly critical state of progressively reducing arterial oxygen saturation and intense breathing. The mother of the baby while breastfeeding when the baby was just fifteen days old, observed symptoms of profuse sweating on the forehead, heavy breathing, and heart palpitations. He was admitted in the ICU, advised immediate surgery and the parents were asked to arrange Rs 8 to 10 lakh, which was well beyond their means and they instead shifted the baby to Niloufer hospital for the night. The next day before coming to AIMSR, they made a futile attempt at another Corporate hospital and found the cost unaffordable.

All this delay and immense strain on the newborn with constant movement from hospital to hospital took a serious toll on her health and was virtually in very bad shape with bleak chances of recovery. He was immediately admitted and stabilized. After performing the complex Arterial switch, ASD and VSD closure, and PDA ligation and division, the baby was shifted to ICU, weaned off the ventilator after 12 hours, and was discharged on the 7^th day of operation, with an excellent outcome. Dr. Sunil Swain was supported by Dr. Meena, Chief Critical care specialist; Dr Amol, Chief pediatric Cardiologist, and nursing staff, in performing this surgery successfully.

Rahul Gandhi, Arvind Kejriwal to give tough fight to PM Modi in 2024:Omar Abdullah

New Delhi, September 19, 2022:In an exclusive interview with News’ iconic show ‘Press Conference,’ Omar Abdullah, the former Chief Minister of Jammu & Kashmir, has said that Congress leader Rahul Gandhi and Delhi Chief Minister Arvind Kejriwal can challenge Prime Minister Narendra Modi in the 2024 general elections.

Shedding light on his take on the 2024 elections and who he feels can challenge Modi, the working president of the Jammu KashmirNational Conference (JKNC) said, “Rahul Gandhi and Congress at least have a footprint across the county while Bihar CM Nitish Kumar has nothing much outside Bihar.” He added that more than Nitish, Kejriwal would give a tough fight to Modi–“Rahul Gandhi challenge karsaktehain who sirfisliyekyunkiNitish Kumar Jika Bihar kebaharkuchnahihai. Rahul Gandhi aur Congress ka footprint jo hai two to Kam se kammulkbharhai. Main yahantakkahungakishayadNitish Kumar se jyada to Arvind Kejriwal Modi Ji kotakkardenge.”

The NC leader stated that the next election in Jammu & Kashmir will be fought on ‘sentiments’ rather than on the issue of development. According to him, the development will only be a minor issue for fighting elections in the valley – “Yahan development Ek issue Hoga, lekin who ekbahutmamuli issue, Hoga. Kashmir me the election, ye walakhaaskarke, ye election sentiment peladajaega.”

Omar further added that his party is not against the idea of development, but it will not be the main motive for them in the upcoming election. He said, “We will fight this election politically as other parties do. When BJP fought elections on the issues of Article 370, temples, cremation grounds,s, and graveyards, it was also fought on sentiments. So, if they can fight on sentiments, we can fight as well.”

Upon being asked who between Omar and Farooq Abdullah will become the Chief Minister of Jammu & Kashmir, Omar revealed that neither he nor his father Farooq Abdullah will contest the Assembly election. So, if the National Conference forms the government, a third leader might become the CM – “Main Kam Se Kam election nahiladdraha. Aurjahantak main jaantahun, mere waalidsahabParliament ke member hainunhonebhi koi isstarahkibaatnahikikiwo election laddrahehain. Koi teesra bane.”

In his fight for Article 370, Omar said that he has no hope for the restoration of Jammu and Kashmir’s special status under Article 370 from the incumbent government or from any new government which might be formed after the 2024 general elections. However, reposing his faith on the apex court he said, “As citizens of this country, we have every right to knock on the doors of the Supreme Court against the decision of any government. We hope to get justice from the court. This is not a dream; this is a reality and fact.”

Responding to a question on the survey of Madarsas in UP, Omar said, “Carrying out a survey of every religious institution is fine, and I have no issue with that. But if you survey only the Madarsas, it reeks of communalism.”He further questioned the intention of the U.P Government alleging that any step taken by it is aimed against the Muslims. “When bulldozers are moved, the houses of only Muslims are demolished. Similarly, when a survey of educational institutions is done, only Madarsas are surveyed,” added Omar.

Reacting on the recent order of the Varanasi Court on Gyanvapi Masjid, Omar said, “We are repeatedly witnessing how sentiments of Muslims are being hurt and they are being suppressed, and Gyanvapi is one among those steps.” He added that Congress was accused of appeasement, but one can look at the economic and social standing of the Muslim community to know if at all they were appeased. Omar warned on majoritarianism saying it won’t be good for the country if 15% of the population gets suppressed – “Aajkal to sirfmajoritarianismkadaurchalrahahaiaur ye matlabekafsoskibaathaiaurdarrbhilagtahaikyunki 15% abaadiko agar isstarahdabayajaaye, unkezazbaat jo hainunki koi kadarnaho to ye issmulkkeliyeachhibaatnahihai.”

Nature of debate happening in the process of law-making leaves much to be desired: says Justice Jasti Chelameswar, former SC Judge addressing the webinar

Hyderabad, 19 September 2022… S. Jaipal Reddy Memorial Foundation organized a National Webinar on Celebrating Democracy today. The webinar was live telecasted on the YouTube channel of S. Jaipal Reddy Memorial Foundation and was held to mark the International Day of Democracy (Sept. 15th) and India completing its 75 years of independence.

Addressing the audience, Ms. Shilpa Krishna, Research Scholar, University of Hyderabad said that Jaipal Reddy was an ardent proponent of Democracy and dedicated his life to upholding the democratic values in the Indian Political System.

Justice Jasti Chelameswar, former SC Judge speaking on the occasion said that the true nature of democracy is that the three organs of democracy i.e. law-making, law-enforcing, and adjuratory bodies perform their duties without being influenced by the other organs. He spoke about each of these organs and their functioning. Coming to the law-making process, Justice Chelameswar said that the nature of debate happening in the process of law-making leaves much to be desired. The debate is not clearly satisfactory, he lamented.

Speaking on the liberties of the people Justice Chelameswar said that among the many fundamental rights guaranteed by the constitution but the core is the freedom of speech and liberty. The right not to be unduly imprisoned without following the process of law and the right to speak freely, these two constitute the core of off liberties, he said.

He quoted Winston Churchill: “Where there is a great deal of free speech there is always a certain amount of foolish speech”. He said that the debate in all public forums, even in civic societies or on WhatsApp Groups debates are vicious. We are not debating issues, we are debating personalities and their private lives even on questions of public matter, he said.

Speaking earlier Prof (Dr.) C. Raj Kumar, Vice Chancellor, O.P. Jindal Global, an Institution of Eminence Deemed to be University, said that the constitution that our founding fathers laid out for the Indian Republic is a strong one, one of social transformation, political enlightenment, economic prosperity, civic empowerment, and even cultural awakening. This is the idea of India that constantly inspires us to do more in many ways. Investing in human progress, conscious growth, inclusive development, etc. lies at the heart of the Indian Constitution. He said that the threats to democracy currently are dysfunction of democratic institutions; corruption and inefficiency; anti-social elements and criminalization of politics; existing economic and social inequalities among people; discrimination on the basis of caste, gender, and religion; and influence of money and muscle in elections. In conclusion, he said that despite many challenges we have reasons to be optimistic because as a nation India has proved its skeptics wrong many times. Democracy does allow for course correction, he said.

Addressing the gathering Sriram Karri, Resident Editor, Deccan Chronicle & Author said that took the topic to the basic level of citizens. Are we democratic in our thoughts and actions? He gave examples of Building / Apartment Complex bodies that are dictatorial and are a big threat to democratic thinking. The thinking that some lifts are servants, other lifts are for residents, you can’t buy/rent if you belong to some particular religion, etc. thoughts like this give rise to entitlement. Even the Admins in WhatsApp Groups are dictatorial and autocratic. This kind of behavior must not be tolerated. This is where normalization happens, he said. He asked people to question themselves, “Am I democratic when I am in an influential position?” Democracy depends on how you behave, he said.

In her concluding remarks, Shilpa Krishna said that it is important to examine the relationship between state and democracy in India and that the real challenge for Indian democracy is the gap between democracy and legitimacy.

Sunday’s Aragon GP will take place over 23 laps when the lights go out at 14:00 Local Time. Round 15 starts the final push of the year, the end of the 2022 season in sight as the paddock prepares for six races in eight weeks.

Marc Marquez (13^th)

“FP3 was a bit of a complicated session and we had our first crash since returning, but there were still some positives. It was nice to make an amazing save like this again and then in the afternoon, I was feeling better. In the mornings I am struggling to find the rhythm and ride well at the moment, but then we get better – it’s normal. I don’t have any target for the race, it’s only about seeing what we can do and how the body reacts after 23 laps. I am looking forward to it!” 

Pol Espargaro (18^th)

“It was another difficult day today and we were chasing the grip again. The fall in Q1 hurt us because I think we could have gained some places if we finished this lap. Starting this far back always makes for a complicated race and especially here in Aragon, the first few corners can be critical. Let’s see what we can do in the race, and let’s see how the grip is for the race.”
