Why has climate risk become a priority for real estate developers?

Global warming has become a major concern in present times. It has been studied that buildings are a major source of greenhouse gas releases that have been declining climatic conditions, thus accounting for approximately about 40% of carbon pollution.

Climate change, formerly a comparatively marginal concern for many real-estate players, has presently moved to the top of the agenda. Globally, real estate is one of the largest asset classes with respect to the amount of finances invested. Nevertheless, when likened to other assets like stocks, bonds, gold, and crypto, real estate is most susceptible to climate change-related adversities. The threat of floods, fire, and other natural disasters threatens the worldwide housing and residential real estate domain. Environmental experts are of the belief that the change in climate has been increasing the peril of natural disasters like floods, hurricanes, storms, and cyclones.  The real estate sector particularly the Indian property market is sensitive to climate risk for three main reasons: high exposure to physical risk, high fiscal exposure to the dangers of conversion to a low-carbon economy and the trouble of carrying out overpriced adaptation investments in a situation of uncertainty.

It has been predicted that the period till 2050 will witness the world feel both the physical impacts of climate change and the economic, social, and regulatory deviations needed to decarbonize, if no necessary actions are taken. These changes have brought about a sense of urgency to the significant role of real-estate leaders in the climate transition. The climate transition not only produces new accountabilities for real-estate developers to both augment and future-proof their portfolios but alongside brings prospects to generate fresh sources of value through their green offerings.

To combat this issue, recently, real estate investors have started investing in net-zero commitments, regulators have developed reporting standards, governments have passed laws targeting emissions and tenants have now started demanding more sustainable buildings. As per the studies by WHO, Mongolia is one of the countries with the highest TB prevalence, with around 4000 TB cases reported yearly. In 2020, the tuberculosis death rate in Mongolia was 9.8 cases per 100,000 people. But what is the road ahead? SuShiksha Intervention Center Launches A New Child Development Therapy Centre

Mumbai:  Neurodiversity can lead to many difficulties which have a lasting impact on one’s physical, mental and emotional health.  Children with neurodiversity viz with autism, Down syndrome, genetic disorders, cerebral palsy and many other developmental disorders require early intervention. To help children with developmental delays, the Inner Wheel Club of Bombay Airport has put its best foot forward by starting a new unit of “Sushiksha Intervention Center” in Andheri, Mumbai.

A new Sushiksha Intervention Center in Andheri will consist of various training resources along with clinical services for children with developmental delays. The objective is to enable the child with developmental delays to optimize the ability to conduct activities for daily living with minimal or no support.

Hero MotoSports strengthens its National Team

Bengaluru, August 26, 2022:- In line with its sustained efforts to popularise motorsports and promote athletes, Hero MotoSports Team Rally, the motorsport team of the world’s largest manufacturer of motorcycles and scooters – Hero MotoCorp – has strengthened its National Team’s rider line-up by onboarding three new young riders.

Hero MotoSports National Team consists of the experienced pair of Sathyaraj and Yuva Kumar, who will now be joined by the three new riders – Tanika Shanbhag, Karan Kumar and Arun T.

The youngest of the three is 20-year-old Tanika Shanbhag, from Satara, Maharashtra, who is also the first female rider for the Team. Tanika, who is currently pursuing a Bachelor’s in Business Administration alongside her racing career, is a highly ambitious rider, and well on her way to being one of the fastest female riders in the country. She finished on the podium as Runner-up at the 2020 and 2021 editions of the Indian National Rally Championship, as well as winner of Group B class (up to 260cc), and achieved a top-10 overall finish in the inaugural Rally of Himalayas 2021.

Karan Kumar – the 23-year-old rider from Coimbatore in Tamil Nadu – comes with a solid experience in Supercross as well as Rally racing formats. He is the winner of Round 3 of the Indian National Rally Championship 2022 (Group B – 260cc class) and is currently running 3rd at the INRC 2022 (up to 260cc class) with consistent finishes in the Top 5.

Completing the rider line-up is 22-year-old Arun T from Hassan in Karnataka, who has also enjoyed success in both Supercross and Rally disciplines. He is currently leading the Indian National Supercross Championship in the 260cc class. Using this season in Rally as a training season, Arun has been trying out different bike setups in different classes in the championship, and achieved a top 5 finish in Group B (modified up to 260cc class) and a 2nd place in Group D (stock, up to 260cc class).

Team veterans, Sathyaraj and Yuva Kumar have been riding for the National Team since its inception in 2020. Yuva was the National Champion in Group B modified class (up to 260cc class) and Group D stock class (up to 260 cc) at the Indian National Rally Sprint Championship in 2021. Sathya finished INRSC 2021 as runner-up in Group D stock class (up to 260cc). They have won multiple titles and podiums in varied events such as the Ace of Dirt, Rally of Chamba, SJOBA Rally, Dakshin Dare, Ultimate Desert Challenge, and more.

The 5-rider squad will first be seen in action at the opening round of the Indian National Rally Sprint Championship at Bengaluru in the first week of September. The riders will take on the country’s varied terrains astride the specially designed Hero MotoSports Xpulse Rally 200 and the Hero Xpulse 200 4V. While the Hero Xpulse 200 4V continues to dominate the Stock categories, the expert team of engineers at Hero MotoCorp’s world-class R&D hub, the Center of Innovation and Technology (CIT), Jaipur has been making continuous upgrades to the Hero MotoSports Xpulse Rally 200, to ensure consistent high performances.

Women trained under M3M Foundation’s Kaushal Sambal Program awarded at a unique convocation ceremony

August 26, 2022, Gurugram: 35 women from Ghamroch, Bhondsi, and Khedla villages of Sohna block of the Gurugram district of Haryana received a certificate of weaving training at a convocation ceremony at KIIT College of Engineering yesterday. The rural women of armed forces families present at the convocation were supported by their families and villagers during the programme.

The support was provided under the Kaushal Sambal initiative of M3M Foundation and the training was provided by the Navjyoti India Foundation. The objective of this initiative was to provide good quality training so that they could support their families and improve their financial condition. Apart from weaving, they were also trained in packaging and marketing.

Dr. Payal Kanodia, Trustee, M3M Foundation said, “We are happy to share that the products made by them during the training, like mufflers, caps and rakhis made of bamboo, were packed and sent to Leh, Ladakh border security forces (500 packets) as a token of love and gratitude to the brothers. We are proud to have done this through the “Thanks Giving to Indian Armed Forces” programme for our army personnel engaged in the security of the country, and the people appreciated it. Through this, we are slowly moving forward in empowering women and realizing the Prime Minister’s dream of a self-reliant India.”

The IET India Youth Engineering Icon of the Year Award 2022 open for nominations

Bengaluru, August 26 2022: The Institution of Engineering (IET) has opened nominations for The IET India Youth Engineering Icon of the Year Award 2022 as part of the IET India Awards 2022. The award focuses on highlighting excellent young engineers and their praiseworthy contributions to India’s engineering ecosystem.

The first edition of the IET India Awards was instituted in 2021 in celebration of 150 years of the IET, and Mr. Tarun Mehta, Co-founder – Ather Energy was the recipient of the first edition of The IET India Youth Engineering Icon of the Year Award. He was recognised for his contribution to the EV industry by founding one of the most successful and reliable EV two-wheeler brands.
