Coromandel International supports the natives for a livelihood on the initiative – Driver for decent lifestyle

Chennai, 28, February 2022: Periyakuppam and Chinnakuppam are the neighbourhood of Coromandel International Limited, Ennore. Marine fishing is the major occupation of these two habitations. Motorized boats are the major source of income to the small and marginalised fishermen living in these hamlets and facilitate them running decent lifestyle by having their own boat with an investment of Rs. 3 Lakhs including fibre boat, engine, fishing net, etc.

During FY 2021-22, CIL, Ennore distributed 10 boat engines to both Periyakuppam and Chinnakuppam to support the motorised boat owners to replace their damaged engines. The recent slowdown in the local economy affected greatly in fishermen’s life resulted in a series of lockdowns for Covid.

Background of the project: Since the boat engines are exposed to salt air and water, corrosion and damage is common phenomena. Each boat owners have to change their engines once in three years, for this, they look for new engines at a subsidised rate from the state Fisheries department (Beneficiary contribution 60% Govt. subsidy is 40%). Per engines cost Rs. 72,000/– Model: Greeves 3510 (10HP) Marine Diesel Engine with stainless steel power pole assembly.

Project details:

To supplement the initiatives of the state fisheries department, Coromandel International Ltd. distributed 10 boat engines at full subsidy to the marine fishermen in Periyakuppam and Chinnakuppam through the Corporate Social Responsibilities (CSR) initiative under the sustainable livelihood development category. It reduces the time for waiting for subsidy from the state Govt. and facilitate the newcomers to get into fishing activities without much struggle.

This initiative helps them to rescue from being trapped in the hands of moneylenders (2 to 3% interest).

Beneficiaries on this initiative: Mr. S. Mani aged 62 from Periyakuppam in a month could make an average of Rs. 25,000 to 30,000 for family income. this initiative saved the family from debt and rescued them from the burden of the high rate of interest from local moneylenders.

Doctors at HCG Cancer Hospital Bengaluru successfully treat a 14-year-old suffering from rare Nasal tumor

Bengaluru, February 28, 2022: 14-year-old Riaz (name changed) from Murudeshwar had dreamed of watching his favourite cricketer and cheer for him during an IPL match. However, his dream seemed short-lived when he was diagnosed with Angiofibroma, a rare type of nasal tumour or a massive nasal mass that obstructs the airway, thus making it difficult for him to breathe at the age of 12. It also grew into his brain and eye, wrapping itself around critical structures. He also had recurrent bleeding from his nose and facial disfigurement due to the tumour inside his nose.

Riaz, prior to consulting at HCG Hospital, Bangalore had already undergone an open traditional surgery to treat Angiofibroma previously at one of the medical colleges in the city to remove the tumour. However, the tumour was not completely excised, resulting in recurrence of the growth, coming back with a vengeance and entering every space in the skull. Riaz’s MRI report showed that the tumour had occupied almost half of his skull.

Explaining the rarity of Riaz’s condition, Dr. Gaurav Medikeri, Surgical Oncologist, HCG Cancer Hospital Bengaluru shared, “Angiofibroma is a rare breed of tumour that accounts for only 0.5% of all head & neck tumours. It is predominantly formed of blood vessels and fibrous tissue in varying quantities making this a very vascular tumour and difficult to operate. These tumours are locally destructive and enter into various crevices of the skull base and reach inside the skull and eye from thereon. Such extensive growth of the tumour makes surgery extremely challenging as the tumour is now in close proximity to some very critical structures such as the Internal Carotid Artery (the main artery supplying the anterior and mid part of the brain), the optic nerve which carries vision from the eye to the brain, muscles of the eye, cranial nerves and brain itself. Unfortunately, these tumours present in pubescent boys in their early teens.”

At HCG, after initial imaging and anesthetic clearance, Riaz was taken up for surgery and the tumour was removed completely after a 9-hour Endoscopic Skull Base Surgery. The is a form of minimally invasive surgery that is carried out with an endoscope at the level of the skull base and was performed without a single cut made on the patient’s face to remove the tumour. The doctors used innovative instruments such as the Coblator to prevent excessive bleeding and remove the tumour completely. The challenge during the surgery was the presence of the tumour at the nostril level itself. Earlier, this would have been a contraindication for the endoscopic approach. However, with the invention of the Coblator, surgeons can now cut through the tumour with lesser bleeding, allowing them to resect the tumour into smaller segments and remove each segment separately. This particular tumour had been divided into seven segments.

Explaining Endoscopic Skull Base Surgery, Dr. Gaurav Medikeri further added, “The most critical part of the dissection was at the level of the right cavernous carotid artery where the tumor was hugging the carotid around 180 degrees. The tumor was peeled off this huge vessel, slowly and gently taking care not to tear the vessel at any point, since that would lead to catastrophic bleeding and stroke or possible death. The other area, which is critical, is the dissection of the tumor inside the eye, which again should be done slowly. Endoscopic surgery has changed the game these days. Patients have to stay in hospital for shorter periods, lesser or almost no ICU stay and the morbidity is negligible to say the least.”

Riaz was in the ICU for observation for a night and the next day he was shifted to the ward for further monitoring. He was discharged without any complications. Today, Riaz is a happy child living out his teens completely tumour-free and enjoying his life like a teenager. Since Riaz’s family could not afford the surgery, HCG raised money for them through fund-raising organizations and partially funded the surgery.

“We would like to thank Dr Gaurav and all the doctors and staff here at HCG Cancer Hospital for saving my son’s life. The hospital helped us in a great way by waving off huge amount of treatment costs and helping us in raising funds for the treatment. We are happy to see our son leading a normal life” said the patient’s Father.

Startups to lease 29 million sq ft of space during 2022-24; amongst the fastest growing occupier sectors: Colliers – CRE Matrix

Gurugram, 28 February 2022 – Leading diversified professional services and investment management company Colliers (NASDAQ and TSX: CIGI) released its joint report with CRE Matrix, ‘Startups Scale Up’, stating that startups are expected to lease about 29 million sq feet between 2022 to 2024, a 1.3 times increase from the 2019-2021 period.

The demand will be led by fintech and logistics startups as they have gained momentum post-pandemic due to increased digital adoption and e-commerce boom, and hold a healthy pipeline in potential unicorns list. Additionally, increased digital adoption, availability of a deep talent pool, favourable government policies and funding options from venture capitalists are steering the growth of startups.

Startups are the fastest growing occupier group among other occupier groups, and currently occupy 10% of the office space. This has created numerous opportunities for office space providers to rethink and reposition their workplace offerings to attract a diverse set of occupiers. “About 30 mn sq ft office space in India is occupied by co-working or flex players. We believe a large share of this is occupied by start-ups. Therefore, anecdotally, start-ups currently occupy more than 49.7 mn sq ft. Our internal forecasts peg the start-up’s occupancy to be about 78 mn sq ft of office space + 20-22 mn sq ft in flex spaces by 2024, totalling to about 100 mn sq ft by 2024. Within this start-ups segment, the Fintech niche aces all others as the leader in terms of the number of start-ups occupied by office spaces and growth. Bengaluru top startup hub, followed by Delhi-NCR

Bengaluru remains the top startup hub with a 34% leasing share during 2019-21, with Koramangala, HSR and Indiranagar being the preferred locations for startups. A well-developed ecosystem, deep technology talent, and a culture of entrepreneurship are major factors attracting startups here.

Delhi-NCR is amongst the fastest-growing market in terms of leasing by startups. Delhi-NCR witnessed a three-fold increase in leasing by startups during 2021 on a YoY basis. The region benefits from being a catchment for education institutions in North and East India, and strong infrastructure.

Mumbai has seen certain pockets of startup activity over the years. However, relatively higher rentals and high cost of living are often seen as deterrents by early-stage companies.

While metro cities remain the core hubs for startups, non-metro cities are seeing growth in startup leasing as well as flex space take-up due to the low cost of living, reduced CAPEX and work from anywhere trends. Emerging hubs such as Jaipur, Ahmedabad, Indore, Coimbatore are likely to witness a rise in flex space and startup occupancy as entrepreneurs are increasingly leveraging these locations to launch operations.

Plug and play office providers to benefit as startups eye on NextGen office spaces with flexible lease terms

Office space providers need to adapt to cater to the needs of start-ups and their workplace preferences. As startups focus on creating a collaborative culture, demand for well designed, fully managed spaces will increase. Flexible lease terms, minimal lock-ins and security deposits will also be an important parameters for startups while leasing space. This will create ample opportunities for flex space providers in metro and non-metro cities. Affordable locations close to city centres with expansion options are likely to be preferred by startups.

“Government’s push towards digitization and ease of doing business has provided a big boost to the startup ecosystem. The sector has also piqued the interest of investors that has helped the segment scale up creating numerous opportunities in office space. The last three years have seen significant activity in leasing by startups. Continuing this momentum, startups are likely to occupy 78 million sq feet of office space by 2024, accounting for 13% share from a mere 2% share in 2010. As of 2021, while global companies continue to dominate Indian office space occupying more than 60%, the growth of startups has been highest, currently occupying a sizeable share of 10%.

KTM conducts Adventure Academy in Delhi NCR
