Microsoft, Adani buying lands in Noida, good news for realty market

Noida has transformed and is now competing with the neighbouring NCR towns. Following the announcements of Jewar Airport and Film City, the city is now prepared to welcome companies such as Adani Enterprises and Microsoft. To encourage private investment, the Greater Noida, Yamuna, and Noida Authority has been coming up with schemes to allot industrial and institutional plots to companies.

Recently, the Noida Authority allocated industrial land to 13 firms, including Adani Enterprises; these companies have been given land plots in Sectors 80, 145, 140A, and 151. Adani Enterprises has been given 39,146 square meters of land in Sector 80 for a planned data center. The Noida authority has also given a 60,000 square meter institutional plot to Microsoft India (R&D) pvt ltd.

“Investment by these giants in Noida would aid the development of the NCR as a tech center. It will also generate employment and attract other businesses to invest in the region. The market earns some brownie points due to the excitement that surrounds a major corporate announcement,” says Harvinder Singh Sikka, MD, Sikka Group.

Realtors say that the positive impact will not be limited to the Noida real estate market. “If a large corporation purchases a property, a commercial establishment may emerge, resulting in the creation of jobs and other benefits. Such developments also lead to more real estate projects in the surrounding areas,” says Dhiraj Jain, Director, Mahagun Group.

“Historically speaking, infrastructural developments in Noida have been having a positive impact on Ghaziabad too. For example, dividends from NH 24 are being enjoyed by both cities, Noida’s commercial sectors lead to people buying properties across the road in Ghaziabad, etc. The movement of Big corporate bring along many benefits, and one such is the capital appreciation in the properties that fall within few kilometres of it,” says Ashok Gupta, CMD, Ajnara India Ltd.

Nearby residential sectors will also witness a huge appreciation in the short term; the demand for quality residences around Sectors 80, 145, 140A, and 151 will go up manifold. “The new developments would have a direct impact on the surrounding areas. Investors in the residential and industrial sectors would be pleased. In reality, in the not-too-distant future, the area will see the growth of the hospitality segment to meet the needs of visitors,” says Vijay Verma, CEO, Sunworld Group.

Investors who profit from property appreciation over time are more likely to dominate the market around these sectors. “People who have a preference for second/third homes would invest in residential. With the completion of infrastructure and the movement of employment-generating vehicles, the residential sector will soon hit its apex. Many businesses could relocate to Noida to take advantage of lower-cost space and improved connectivity. The Yamuna Expressway is developing, and it will eventually become a sub-city with townships and corporate hubs,” adds Dhiraj Bora, Head Marketing & Communication, Paramount Group.

In such challenging times, my son Katyayan was my pillar of strength. When he looked at me and said, ‘Mummy, I want to come to Mumbai with you’. I still remember the innocence and care in his eyes for me. He truly makes me feel on top of the world. The whole motherhood experience has been wonderful. He has been with me through thick and thin. Each day is special with him and has brought so much happiness into my life. Being a single working mother is quite challenging, but I sailed through this journey as my son was my constant support at every step. He is one of the most understanding and supportive people, and I feel blessed to have a son like him! On Mothers’ Day, I want to wish for all single mothers’ abundance of strength and courage. It is not easy, but the journey is worthwhile when you see your children growing into good people. Single mothers are a perfect example of the ultimate sacrifice that women make so that their children are happy and have everything they need. Kudos to their spirit and strength!” Shubhangi Atre, aka Angoori Bhabi, shares, “When I was taking the baby steps in this industry, I wasn’t alone. My husband was there by my side. Moreover, I was a mother to two-year-old daughter Ashi and leaving her at home to start my career left me in a dilemma. An initial couple of years of my career were full of difficulties, but my family became my strength. If I was going for an outdoor shoot for 15 days, I never had to worry about what will happen to my daughter. She is a very mature girl and does everything to make me feel special. Both of us thoroughly enjoy each second of our mother-daughter time. We do household chores together, play indoor games, and then we talk, laugh. It is all about togetherness, and our bond is exceptional. Happy Mother’s Day to all moms, everywhere, for everything you do! Every mother is amazing in her way. For the sacrifices you make and the love you give.” Farahana Fatema, aka Shanti Mishra, shares, “I share a powerful bond with my 10-year-old daughter Maisara. She is my world, my everything and my most precious gift to me. I always wanted a daughter, and I am blessed with a beautiful one. She is extremely affectionate as a person and very loving and caring. Sometimes, she behaves like a mother to me than being a daughter. She brings so much happiness and joy into my life and uplifts me when I am low, takes care of me when I am sick, and we share so many things. We are more like friends and share everything. We have a great sense of comfort, trust and an inseparable bond that makes our relationship all the more unique. The only thing about Maisara that upsets me is her obsession with online games, so sometimes we end up arguing the same, but thodanokjhok to har ma-betimeinhotahai, hainaa? I wish all the amazing and fabulous mothers out there a very Happy Mother’s Day.”

Ground-breaking global study unveils the Mental health minefield of the remote rotational workforce

Mumbai– Whether on or offshore, the work and lifestyle of a remote rotational worker is unique. While lucrative for some, it has long been associated with a high impact on mental health and wellbeing. A groundbreaking global report from the International SOS Foundation and Affinity Health at Work, ‘Mental Health and the Remote Rotational Workforce’,provides in depth insight into the psychological impacts of this unique mode of working. Thenew study highlights evidence of the high level of suicidal thoughts, clinical depression, impacts on physical health (such as diet) and the impact of theCOVID-19 pandemic on this workforce.

Dr Rahul Kalia, Medical Director, India, International SOS, commented,“Workers in demanding work profiles such as remote rotational jobs need to stay healthy, both physically and mentally. While physical health receives wide visibility, there is an urgent need for increased focus, understanding and strategies to identify and mitigate prevailing mental health issues in order to promote better metal health of the remote rotational workforce. This is highlighted in our survey, which uncovers significantly high levels of critical mental ill health issues, including suicidal thoughts and depression. The COVID-19 environment has also added increased stress on this already pressured working arrangement.”

Key study findings:

• 40% of all respondents experienced suicidal thoughts on rotation some or all the time(compared to average of 4-9%). 1 in 5 are feeling suicidal all or most of the time.
• 29% met the benchmark for clinical depression whilst on-rotation.
• 52% reported a decline in mood, and their mental health suffered whilst on rotation.
• 62% had worse mental health than would be the norm in a population. While off rotation, thisremains at a high of 31% experiencinglower mental health than the general population.

Burn Out

The study also exposed that almost a quarter (23%) of the remote rotational workers surveyed experienced emotional exhaustion on a weekly basis. 46% experienced higher stress levels while on rotation and over half (57%) were not engaged in their work. 23% reported that they received no psychological support from their employers.

Dr Rachel Lewis commented, “We would expect burn out to be between 2-13% in the general population, so the almost quarter that we see from the survey is particularly high. Burn out can have a serious impact both personally and professionally, on the ability of an individualto carry out their role. Remote rotational work may come with the perks of higher pay, but with its propensity to be isolating at the best of times. On and offshore, working pressures and varying shift patterns also add their weight. And this is not to mention the impact of the current pandemic, which has seen may remote workers unexpectedly away from family and friend networks for longer than anticipated.”

Impacts of the COVID-19 pandemic

• 65% experienced increased job demands.
• 56% increased working hours stress, anxiety
• 49% concerned for personal safety (before pandemic?)
• 1/3 became increasingly lonely
• 23% had more negative physical symptoms (such as headaches and stomach issues)

The Tip of the Iceberg

Dr Rahul Kalia continues, “Mental and physical health are intrinsically linked. Organisations and individuals with a Duty of Care to their remote rotational workers should have visibility and a plan of support for their workforce encompassing both.”

• Over a third exercised less (35%)
• 38% experienced worse-quality sleep (38%)
• Over a quarter (28%) were less able to eat a nutritious diet whilst working

On the flipside, the majority of respondents felt that their health and safety was prioritised. They report a strong sense of community and support among co-workers and from managers. Many also felt that they could share their mental health concerns with colleagues.

Regular Health Check-Up Essential For People With Comorbidities: Warn Doctors

Pune: Doctors are urging patients who fall into the high-risk category irrespective of their age to go for regular health check-ups after every 3 month as they can be prone to Coronavirus and other infections. Not only this, such people should embrace a healthy lifestyle by following a well-balanced diet, exercising regularly, and stay stress-free.

People with multiple comorbidities that can be present in the form of physical and mental conditions can contract a plethora of allergies and infections. They are often prone to catching diseases faster when compared to healthy people. While the Indian government has taken stringent measures such as nationwide lockdown and Covid protocols like masking, social distancing, and sanitizing the hands to break the transmission of the disease, the virus still continues to haunt us.

“Elderly people and adults with comorbidities such as diabetes, hypertension, heart problems, kidney disease, and chronic obstructive pulmonary disease (COPD) are at a higher risk of contracting Covid infection. Other health issues kidney or lung failure or liver damage may also arise if people with comorbidities neglect their health. They will have to take good care of themselves in order to stay hale and hearty, improve the quality of life, and reduce morbidity and mortality rates. People with comorbidities have low immunity. It is the need of the hour for comorbid patients to go for regular health checks and stay hale and hearty”, says Dr Mukesh Budhwani, General Physician Apollo Clinic Pune.

Ones with comorbidities can opt for blood tests recommended by the doctor. Do fasting blood sugar test, check weight, uric acids levels, hemogram, kidney, liver function test, lipid profile, sonography for fatty liver, obesity and keep a tab on your blood pressure levels. Those suffering from mental conditions should stay in touch with their mental healthcare professionals. Apart from regular health check-ups people having comorbidities should stick to healthy eating. Try to incorporate all the essential nutrients into the diet. Eat fresh fruits, vegetables, legumes, pulses, whole grains, and beans. Say NO to smoking, drinking, processed, oily, spicy, and junk food. Exercise 5 days a week, do yoga and meditation to de-stress, get a good night’s sleep and don’t skip your medication or self-medicate. Stay in touch with your doctor on a regular basis and don’t hesitate to seek prompt treatment in case your condition worsens amid pandemic,” concluded Dr Prerna Agarwal, Technical operations, Apollo Diagnostics.

WinZO gives complete exit to Hike through a $12MM share buyback

New Delhi: WinZO, India’s largest vernacular social gaming platform, has given a complete exit to its early investor Hike with four-fold returns on their investment in May 2019. This comes after the Series B funded gaming start-up raised additional $13 million capital from its existing investors-Stephan Pagliuca, Makers Fund, and Courtside Venture. It is noteworthy that these investors had led the $18 Million Series B fund raise for WinZO in September 2020, taking the total fund raise tally for the three-year-old startup to $38MM.

This exit transaction, which has received a nod from the Ministry of corporate affairs (MCA), saw WinZO buy back Hike’s share for $12 million, making it one of the largest buy back transactions by an early-stage start-up in the Indian start-up ecosystem. Hike had earlier participated in the $5 Million Series-A funding in WinZO back in 2019 and has received 4X returns within a span of 18 months.

Earlier this year, Hike had announced shutting down its primary messaging business and launched a conflicting gaming app Rush, similar to WinZO. Post Series B in Sep’20, WinZO had reportedly waived off the non-compete for Hike alongside withdrawing access to the board and the Company.

Paavan Nanda, the Co-Founder of WinZO said, “That’s correct. Hike’s been given a complete exit from WinZO. As Founders, we are super chuffed and humbled to have a Board that is extremely bullish, and completely aligned with the audacious goals we have set for ourselves. They had immensely supported the Company through the process.”

Singapore based global interactive entertainment investor Makers Fund, New York based Courtside ventures and Stephan Pagliuca who is the co-chair of Bain Capital, co-owner of NBA team Boston Celtics and an early investor in gaming major, Epic Games made their first investment in India last year through WinZO’s $18 million series B fund raise. An additional infusion of $13 million within a short span of just six months from the Series B investors highlights their confidence and faith in the founders’ vision for the company and the strength of the business.

WinZO which is a pioneer in the fast-growing social gaming industry in India saw unprecedented growth over the last one year during the ongoing COVID pandemic. It is widely regarded for its innovative models to empower its stakeholders through democratizing entrepreneurship among the game developers, content creators and content translators. This is testament to the company’s vision aligned to the Prime Minister’s AtmaNirbhar bharat initiative. WinZO has also announced a game developer fund – II of a $5 million corpus post its series B fund raise. It has also announced initiatives to groom the aspiring content creators through structured training programs.
