IIFL and FinBox bagged Sahamati’s award for MSME lending through Account Aggregator

May 24, 2023: Digital infrastructure company FinBox and the NBFC IIFL Finance have been awarded for their work in building a cash flow and GST data-based unsecured business loan product for MSMEs at SamvAAd – an Account Aggregator (AA) community event.

The event, hosted by Sahamati, the self-regulating entity for the AA ecosystem, saw participation from leading banks, FinTechs, and other ecosystem partners. As part of this competition, FinBox and IIFL’s digital lending product that enables seamless underwriting through AA was adjudged to be among the best.

FinBox and IIFL have been working together since 2021 when the former enabled end-to-end digitisation for the NBFC lending products. Soon after the launch of AA in September 2021, FinBox became one of the first FinTechs to go live with the framework in collaboration with Finvu. And today, it’s helping IIFL underwrite business loans through AA and GST data.

Through its integration, FinBox enables IIFL’s business loan applicants to share their banking, financials, and other data such as GST details in just a few simple steps, enabling more comprehensive underwriting on data points such as sales volumes, profit/loss, and vintage. FinBox BankConnect(integrated with AA) helps lenders bring down the cost of these loans by up to 60%, thus enabling small-ticket and short-tenure loans.

Steeped in Škoda tradition, this variant named after the Czech car company’s founders Václav Laurin and Václav Klement is distinguished by specific exterior and interior design features and comes with a particularly comprehensive range of standard equipment. There are extensive technical upgrades, as well. The rear-wheel-drive Enyaq L&K 85 and the Enyaq L&K 85x with all-wheel drive deliver a system output of 210 kW*. They offer an increased range of up to 570 kilometres** on the WLTP cycle along with battery charging times – from 10 to 80 percent in less than 30 minutes. The Enyaq L&K is the first Škoda model to feature a new User interface for enhanced ease of use, with updated graphics that reflect the new Škoda CI. 

Johannes Neft, Škoda Auto Board Member for Technical Development, says: “In the new Enyaq L&K, we are introducing several technical upgrades that will subsequently be used in the other models of this series, as well. The new, more powerful drivetrain generation will deliver a higher system output of 210 kW*. At the same time, we have been able to extend the maximum range to 570 km** on the WLTP cycle and keep the 10 to 80 percent charging time under 30 minutes. Based on customer feedback, we added battery preheating management, which also uses navigation data. This function optimizes the charging performance even in cold weather. Moreover, our new User Interface takes usability to a completely new level, making the operation of the vehicle even more intuitive.”

Extended range and comprehensive technical upgrades

The Škoda Enyaq L&K marks the debut of a new battery and drive package. It offers an increased output of 210 kW*, better acceleration, and a longer range. The rear-wheel-drive Enyaq L&K 85 goes from 0 to 100 km/h in 6.7 seconds**, which is almost two seconds faster than the previous rear-wheel-drive Enyaq iV 80. The top speed is now 180 km/h**, and the maximum range on the WLTP cycle has risen even further to 570 kilometres**. The Enyaq L&K 85x with all-wheel drive accelerates from 0 to 100 km/h in just 6.6s seconds**, and its range is up to 550 kilometers**. The battery’s charging curve has been optimized; it allows the Enyaq L&K to be charged from 10 to 80 percent of its capacity in less than 30 minutes.

New preheating function for all Enyaq variants from the 2024 model year onwards

The Enyaq Laurin & Klement is equipped with the latest ME4 vehicle software, which will be included in all Enyaq family models produced later this year onwards. The new software adds numerous improvements and new features. These include a preheating function, which brings the battery to an optimal temperature before charging begins. There are two modes to choose from, and the process can be started manually by pressing a button in the central infotainment display. In automatic mode, this happens without the driver’s involvement when the vehicle is on its way to a fast-charging station, based on data from the navigation system.

Exterior with exclusive detailing in Platinum Grey

The Škoda Enyaq L&K is identifiable by exclusive Platinum Grey detailing on its model-specific bumpers as well as the diffuser and exterior mirrors. The side skirts are painted in body colour, while the window frames and roof rails are finished in chrome – as is the frame of the Škoda grille, which features the Crystal Face illuminated by 131 LEDs as standard. The standard equipment also includes full LED matrix headlights, which can avoid dazzling oncoming cars and mask out reflective surfaces, and full LED tail lights. The rear side windows and rear window are tinted (‘SunSet’). The Enyaq L&K features specific 20-inch or optional 21-inch alloy wheels and L&K badging on the front wings. The new model bears Enyaq lettering on the tailgate, dropping the suffix ‘iV’ from its name, as will all other variants of future Škoda BEV models including the Enyaq family.

Two Design Selections and ventilated leather seats with a massage function

For the interior of the Enyaq L&K, Škoda Auto offers customers a choice of two specific Design Selections. The Design Selection L&K Shell with beige leather upholstery is standard. The optional L&K Black features black leather. The front seats with ventilation and massage functions, which are exclusive to the L&K version, are included as standard in both versions. Using the infotainment menu, occupants can select from the three functions ‘ventilation’, ‘heating’, and ‘heating with ventilation’, activate the massage function and operate the seat adjustment. The pedals feature a distinctive aluminum look.

New User Interface for enhanced ease of use

Like the Enyaq L&K, all future Enyaq models running the new software version will feature an improved User Interface. This further enhances ease of use and optimizes the customer experience in the vehicle. The User Interface reflects the new Škoda CI and the brand’s new colours are also used in the infotainment menu, the Virtual Cockpit, and the head-up display. On top of that, Škoda Auto has also revised the entire menu structure of the infotainment system. It now comes with three basic buttons displayed in three corners of the screen. Tapping the icon in the top left provides access to the vehicle settings, while apps are available in the bottom right corner. A tap in the bottom left corner takes the driver to the redesigned home screen. It offers five usable pages with three fixed layouts, the contents can be customized. The favourite buttons for quick access to certain functions have also been improved. Drivers can configure up to five favourite shortcuts to control vehicle functions – like the Lane Assist, the windscreen heating, or the air recirculation function. These will then be directly accessible in the upper part of the display. In addition, up to three applications – such as navigation, the mobile phone menu, or the media player – can be activated via the bar at the bottom of the screen.

New navigation map design and simplified climate control menu

The ME4 vehicle software also brings new navigation maps to the Enyaq family. They offer re-positioned navigation submenus and a larger map section. The control menu for the vehicle’s air conditioning system has been simplified, the simplified overview page makes for even more intuitive operation. New graphics now give an even better overview of the battery level and the vehicle’s charging options. The redesigned Virtual Cockpit and head-up display now also reflect the new Škoda CI and offer as enhanced functions.

New function for Kessy

The puddle light on the front doors is new, the LED spotlights in the door mirrors now project a “Welcome” logo rather than Škoda lettering onto the ground. Those exiting the Enyaq L&K can enjoy a new feature of the Kessy keyless vehicle access system. It now automatically locks the doors when the owner moves away from the vehicle with the keys. The locked door status is confirmed with an acoustic signal from the alarm system’s horn.

Housing Boom – Immune to Higher Interest Rates, Price Hikes

Covid-19, along with its unexpected boost to the housing market, has come and gone – and yet, residential real estate continues to sell at a rapid clip, after many years that saw developers struggling with low demand and mounting inventory.

How did this happen? Is this demand sustainable? Is it a bubble that will soon burst? Let’s examine.

No doubt, the housing sales bull run began during the Covid-19 pandemic, which significantly improved homebuyer sentiment and made housing autonomy the new watchword during and soon after the lockdowns. But the pandemic is more or less over. All restrictions on movement and travel have been dropped.

What is driving housing demand now? The simple answer is – a completely reimagined homeownership sentiment coupled with vastly improved investment logic.

Covid-19 gave the needed impetus as Indians realized the drawbacks of renting and the need for control over the family’s safety and well-being in times of unprecedented turmoil. Prices were low, and the RBI had brought down interest rates to fuel demand.

However, the pandemic did more than induce buying on the back of lower cost of acquisition. It fundamentally changed Indians’ relationship with their homes and perception of work.

Homeownership Reimagined

The hybrid work culture has taken firm root, and many companies continue to allow it. The gig work economy is also firmly entrenched – so much so that major IT companies decided to clamp down on ‘moonlighting’ by their employees. The quest for entrepreneurship, both Internet-based and traditional, also took off during Covid-19 and shows no signs of slowing down even now.

For these reasons, the home continues doubling as a part-time workplace and remains as important as ever. Simultaneously, housing prices have increased again, making residential real estate the top-performing asset class for over two years. This has brought back investors intent on snapping up choice options for healthy rental income and capital appreciation.

Even if we disregard the above demand drivers, another established market dynamic is at play – high demand for any product generates more demand in a well-known snowball effect. There are elements of FOMO (fear of missing out) involved as more and more Indian see their neighbors ditch the rental trap and move into their own homes.

After all, buying a home is still considered the pinnacle of financial independence and social ‘arrival’ in India.

What the Data Tells Us

Sales have skyrocketed, and pent-up inventory has been decreasing steadily. According to real estate consultants Anarock, the robust housing sales momentum in Q1 2023 brought down residential inventory in the 7 large metros to just 20 months, from 42 months by Q1 2018-end – the lowest overhang in five years. In this quarter, around 1,13,770 homes were sold in these cities, an increase of 14% over Q1 2022.

The demand is highest for bigger homes, with sales of 2, 3, and 4 BHK homes outstripping that of affordable smaller homes. Bigger homes can multi-task most efficiently when managing domestic and work life and are also in the highest demand on the resale market.

International real estate consultancy CBRE’s ‘India Market Monitor Q1 2023’ shows extraordinary growth in the sales of luxury homes in Q1 2023 – a massive 150% year-on-year growth in these top seven cities. As many as 4,000 luxury homes were sold this quarter, as opposed to 1,600 in the same period the year before.

Housing Boom

Supply follows demand. According to a survey by real estate data analytics firm PropEquity, the number of homes sold in tier-1 cities in India in Q1 2023 considerably outstripped the number of units launched in this period. In these, 93,600 residential units were launched during the January to March 2023 quarter compared to 123,938 sold units.

By all yardsticks, the Indian housing market is on an unprecedented roll and shows no signs of slowing down anytime soon. Neither increasing home loan interest rates nor rising prices have slowed down demand, ensuring that it is sustainable and on a constant upward trajectory.

The Housing Investor Returns

Due to the consistently high end-user demand, investors have also gotten back into the fray. After several years, housing prices have begun increasing again – by as much as 7% in Q1 2023 alone, according to a report by PropTiger.com. Residential real estate is now the top-performing asset class, and housing prices do not fluctuate madly like stocks and precious metals.

Buy Now or Wait and Watch?

After the RBI hiked the repo rate several times and then maintained it at 6.50%, home loan interest rates also increased. However, there are chances that the RBI will now bring down the repo rate in the coming monetary policies.

Should hopeful homebuyers wait for this to happen? Should end-users approach a home purchase with such a mindset?

While interest rates may come down in the future, property prices will rise. The increased value of the acquired property will compensate for a marginal percentage hike – as already seen, property prices are rising quickly now.

Also, most Indians don’t want to buy just any house. In most cases, they have already shortlisted the most desirable options. They may even have identified their #1 preference, at least for the most desirable project, if not the exact unit.

Considering the current sales velocity, these properties may no longer be on the market when the RBI announces lower repo rates and banks recalibrate their home loan lending rates. Waiting for too long can involve what is known as a high ‘opportunity cost’ – the loss of potential gain from one alternative (buying now) when another alternative (buying later) is chosen.

There are other factors to consider while deciding on buying a home now:

  1.  Whether buying a home is big enough to accommodate future requirements such as added family members, a home office, and generally enough buffer space to not be crowded.
  2.  There is little point in buying smaller, costlier homes in central locations if the buyer can work remotely and live more spaciously in a cheaper suburb well-connected to the workplace by public transport.
  3.  The project should have enough lifestyle amenities, especially health-boosting features like a jogging track, swimming pool, tennis court, and gym. The pandemic has highlighted the need for greater health focus and the importance of good security and green open spaces.

Some of the top integrated township properties are now the top option for those who want a better quality of life, adequate connectivity to work, and superior capital appreciation on their investment. Don’t just buy four walls – invest in a future-proofed lifestyle.

Final Thoughts

We are at an inflection point in the annals of Indian housing market history. Covid-19 kick-started it, but the gained momentum was independent of the pandemic. Across the country and beyond, Indians are firmly on the home-buying bandwagon.

While these are exciting times when an unprecedented number of homeownership dreams are finally being realized, they are also troubled regarding the global economic outlook and its undoubted impact on India’s consumption story.

Depending on in which industry they are employed and at which level, homebuyers must judge their situation carefully before pressing the commit button on a home loan. But, as we can see by the unrelenting sales numbers, securing an owned home remains most Indians’ top priority.
