2023 to See Approx. 5.6 Lakh Homes Completed in the Top 7 Cities – ANAROCK

Santhosh Kumar,

Mumbai, 22 May 2023: While 2022 set a new benchmark for residential sales, 2023 is likely to be a record year for project completions. RERA has laid down strict guidelines for project completions, mandating that developers complete residential projects within the timeline specified in the agreement with their customers. Project delays were historically the bane of the Indian housing sector, putting homebuyers in enormous inconveniences and often considerable, unwarranted financial strain.

Santhosh Kumar, Vice Chairman – ANAROCK Group, says, “As per scheduled completion records, approx. 5.6 lakh homes will likely be delivered across the top 7 cities in 2023. This is an increase of 39% over the previous year and a major milestone as the Indian residential real estate segment crosses the 0.5 million deliveries mark for the year. From a humble volume of 2 lakh units’ completion in 2017, annual completions will rise 2.8X for 2023.”

NCR is all set to lead the pack with approx. 1.70 lakh units to be completed in 2023, accounting for an almost 30% share of the year’s deliveries pipeline. This is a 97% hike over 2022. Coming in second is MMR which is expected to account for a 24% share. Hyderabad’s project completion share is just 4% of the top 7 cities but will notch a massive 104% increase over 2022.

2023 to See Approx. 5.6 Lakh Homes Completed in the Top 7 Cities - ANAROCK

Apart from the stringent RERA rules, developers have other compelling reasons to meet their project completion targets:

Better cash flows enable smoother construction: Increased sales volume, indicating an uptick in housing demand, has led to better cashflows which allow developers to focus on completing their projects.
Managing input costs: Input costs are rising incessantly, and developers operate on very slim profit margins. Project delays result in even higher input costs.
AIFs aiding project completions: Several alternate investment funds funding cash-positive stuck projects are also adding to the high volume of completions. Since its inception in 2019, the SWAMIH Fund provided final approval to 130 projects cumulatively valued at INR 12,000 crores and enabling the completion of 20,557 housing units.
Tech-enabled construction techniques: For many years, the Indian construction sector used conventional construction methodologies and processes. The advent of cost-effective and efficient technologies has changed the scenario. Approx. 66% of Indian construction companies are now prioritizing digital transformation.

Despite the optimistic anticipation of a new project completion benchmark in 2023, there are some factors that can challenge it. For instance, the prevailing uncertainty in the global economy owing to geopolitical conflicts, and potentially untamed inflation, can result in huge cost increases. Nevertheless, India’s leading real estate developers have risen above all odds in the past 2-3 years – this new project completion record seems attainable.

GreenLine partners with Nestle India for sustainable logistics using LNG-powered fleet

GreenLine partners with Nestle India for sustainable logistics using LNG-powered fleet

Bangalore, 22nd May, 2023: GreenLine, India’s first and only LNG-fueled heavy trucking logistics company, today announced the deployment of its LNG-powered containers at Nestle’s Sanand facility. The partnership is in line with Nestlé India’s sustainability goals as it looks to reduce the carbon footprint of its logistics operations.

GreenLine has custom created the first-of-its-kind 46 feet long containers which will be deployed for transporting Maggi noodles from Nestlé’s factory at Sanand, Gujarat, to Bhiwandi, Maharashtra. GreenLine’s LNG-powered fleet significantly reduces toxic emissions compared to diesel – Carbon Dioxide by upto 30%, Sulphur Oxides by upto 100%, Nitrogen Oxides by upto 59%, Carbon Monoxide by upto 70%, and Particulate Matter by upto 91%.

In line with Nestle’s carbon emissions reduction goals, the adoption of GreenLine’s larger 55MT, 46 feet containers replaces smaller diesel 20 MT vehicles, resulting in a substantial reduction in vehicle requirements. This, combined with the emissions reduction achieved by utilizing LNG-powered containers, contributes to Nestle’s green mission and enhances its ESG performance.

Commenting on the occasion, Anand Mimani, CEO, GreenLine, said, “We are thrilled to announce our partnership with Nestlé India in their journey to reduce emissions through our innovative green mobility solutions. This collaboration marks a significant milestone, signaling the dawn of eco-friendly logistics for consumer goods companies in India. We eagerly anticipate the widespread adoption of our green mobility solutions by other industry leaders, empowering them to enhance their ESG performance, foster a cleaner environment, and pave the way for a sustainable future for generations to come.”

Commenting on this initiative, Mr. Sanjay Khajuria, Director, Corporate Affairs and Sustainability, Nestlé India said, “We are accelerating our sustainability initiatives. We are committed towards net zero emissions and sustainable logistics is a step in that direction. With this aim we are deploying different modes of transportation using alternate fuel and using bigger vehicles to optimize vehicle capacity utilization. We are hopeful that the association with GreenLine would help us to achieve our objectives.”

Building on its achievements in green logistics for cement and steel, GreenLine is now introducing the superior capabilities of LNG-powered containers to revolutionize transportation in consumer goods, pharmaceuticals, and express cargo sectors.

It was an evening full of enthralling discussions, networking opportunities, and significant insights into the craft beer and breweries industries. Pitcher Perfect! with Mukesh Tolani brought a broad audience from Pune, including food and beverage company owners, industry decision-makers, and stakeholders. Mr. Tolani, co-founder of Toit and Chapter, Head of NRAI Bengaluru, and Co-founder and Director of PH4 Food and Beverages Pvt Ltd conducted an engaging discussion at the event. Following the moderation, guests were invited to a lively Q&A session where attendees were able to interact directly with Mr. Tolani. While expressing about Toit’s journey at the event, Mr. Tolani said, " The journey of starting Toit beer was very exciting. We three schoolmates started this, and Toit, meaning beautiful/awesome, was inspired by the dialogue ‘TOIT like a Tiger’ from the movie ‘Austin Powers’, we watched during our school days. We ventured into offering seven different flavours of beer, using different types of barley, including some that require extra roasted barley. At Toit, we believe in using seasonal ingredients like mango, watermelon, and passion fruit, which make our beers stand out from other commercial lagers." Further, he added, “Because of our focus on quality, we've been able to enter niche markets, and we've even experimented with making a mango-infused IPA beer." Despite the fact that the pandemic had a significant impact on our business, we are regaining momentum. Our strategy has been to rely on word-of-mouth, but as we enter the commercial market, we will look into various marketing and promotional tactics. I would advise young brewer enthusiasts to invest time and money in learning about the product." Instead of relying entirely on advisors, obtain a thorough understanding of the business. This understanding will serve as the foundation for your success." The NRAI extends its heartfelt gratitude to all the attendees, sponsors, and partners who contributed to the success of the event. The association remains dedicated to organizing future events that empower professionals in the food and beverage industry and drive its growth and development.
