Bengaluru November 30, 2024: Pearl Academy, established in 1993 and India’s leading creative education institution for Fashion, Business, Design, Gaming, and Film, has collaborated with Tech Mahindra (NSE: TECHM), a leading global provider of technology consulting and digital solutions to enterprises across industries, to launch the Makers Lab. The lab inaugurated at Pearl Academy’s Bengaluru campus, will serve as an innovation hub focused on advancing Generative AI (GenAI), the Metaverse, and Gaming. The luxury housing market in India is witnessing a remarkable surge, driven by a growing preference for exclusivity, enhanced lifestyles, and premium living spaces. Despite global economic uncertainties, the demand for high-end properties in India has shown resilience, underscoring the confidence of affluent buyers in the long-term value of premium real estate.

A Market on the Rise

Recent data from CREDAI-MCHI reveals an 18% increase in total sales value across India’s top seven property markets, amounting to ₹279,309 crore in the first half of FY 2024-25. Notably, this growth comes despite a 3% dip in the number of units sold, highlighting a clear shift in consumer preference toward luxury homes. The average price per home has risen sharply to ₹1.23 crore, compared to ₹1 crore during the same period last year.

Cities like Mumbai, Delhi-NCR, and Bengaluru have emerged as frontrunners in this segment. Mumbai Metropolitan Region (MMR) maintained its leadership in premium property sales, with a stable average ticket size of Rs 1.47 crore and a 2% growth in sales value to Rs 114,529 crore, followed by Delhi-NCR and Bengaluru. Other cities like Hyderabad, Chennai, Pune, and Kolkata also registered substantial increases in average ticket sizes, showcasing the nationwide demand for premium housing.

Luxury Housing: A Lifestyle Statement

The surge in demand for luxury housing is more than just a trend; it reflects the evolving aspirations of homebuyers seeking to elevate their lifestyles. According to a report titled India Market Monitor Q3 2024 – Residential by CBRE South Asia Pvt. Ltd, sales of luxury units priced above ₹4 crore rose by 37.8% YoY during Jan-Sep 2024. In terms of quantum luxury residential unit sales, Delhi-NCR topped with sales of around 5,855 units, a 72% Y-o-Y increase, followed by Mumbai at around 3,820 units, recording 18% Y-o-Y growth, the CBRE report noted.

Approximately 25% of luxury buyers are investing in holiday homes, while 20% prefer farmhouses.

A report by Anarock showed that of the 25 ultra-luxury properties sold across the top cities in 2024 so far, Mumbai alone sold 21 units collectively worth ₹2,200 crore – an 84% share of the total deals in this segment across the top cities.

I have started saying no and I think there was a point you know we always work um from a sense of from a place of insecurity and fear you know and that insecurity and fear of losing onto work of not getting the best projects of someone else getting the uh project that you want to do makes you say yes and compromise and be like huh take okay fine but I think you if you don’t value yourself nobody else well so you have to take a stand and in terms of also the kind of roles that you want to do and not want to do you know you have to be okay with losing a project if that’s not something that you feel is in sync with you you know and uh that is something that I’ve learned!”

Hyderabad, November 30, 2024: There is more to Hyderabad than Biryani. Hyderabad shot into fame for Biryani only a few decades back though the cuisine Biryani existed for a very long time said Dr Dinesh C Sharma, the author of the book “Beyond Biryani”–The Making of a Globalised Hyderabad.

There is more to Hyderabad. Hyderabad is known for many things, including its history, culture, food, and attractions. It is known as the city of pearls. It is also known for hilarious oneliners such as Hau, hallu, kya miya, Dekho Chiccha, Baigan ke baataan nakko karo, the hilarious and qyirky language.

It is an IT Capital. It is a Pharma Capital, Vaccines Capital, Life Sciences and Training Capital. Besides Biryani it is known for Badminton, Bahubali, Bagarbaingan, Bangles, double ka mita, gazar ka halwa, Irani chai, samosa, karachi biscuit, Osmania biscuit, maska bun and whatnot. It is home to many union government research labs and defence institutes, the national police academy. It is a city of nawabs and kababs. Biryani and sherwani, pearls and paigahs, Haleem and arches, minarets and modern buildings. It is a tri-city and Tree city. Now the fourth city—The Future City is being added.

Hyderabad is that city where Biology meets Technology, where Data Science meets Life Sciences, where metaverse meets mango verse, where north India touches south of India and it is that melting point, said Dr Sharma.

Dr Shrama, a science journalist, columnist and journalism educator is the author of the book. He lived away from Hyderabad for 35 years. At the invitation of the Federation of Telangana Chambers of Commerce and Industry (FTCCI), he delivered a talk on Thursday night on the History of Hyderabad.

Replying to a question on the controversy surrounding the Musi River Front Project, the author said Moksha Gundam Visvesvaraya proposed Musi Riverfront activities in 1908″

Hyderabad city was inundated with floods in 1908 and FTCCI was formed in 1917. Do institutions like FTCCI and others preserve their history? he asked and said big ‘No’. Beyond souvenirs brought out on the eve of milestone year celebrations, most organisations do not preserve their history. Organisations’ memory is very short. He suggested to Mr. Suresh Kumar Singhal, President of FTCCI to write their 107-year-old history and preserve it for future generations. Institutions must have a culture of preserving history, he said.

The system of teaching in native languages which Osmania University started emulated the practice that was in vogue in Japan he shared.

The author shared many unknown things about Hyderabad such as the beginning of the CMC Research Lab, which subsequently paved the wave for the IT revolution in the city.

CMC which was once owned by The Government of India (GoI), was privatised later. When US-based MNCs were shunted out of India by the government which was ruling then. CMC, based out of Hyderabad took over the maintenance of IBM installations at over 800 locations. This paved the way for a subsequent IT revolution in the city. Today Hyderabad is known by the whole world for its IT industry and IT-related services.

Welcoming the gathering Suresh Kumar Singhal, President of FTCCI said every generation must know history about their place and their ancestors. There is no presence without the past. Understanding the past is important. History provides a chronological account of the past, which can help us understand who we are and where we come from.
